Sellers, I’m going to say something that might hurt a little. 🫣

Your house doesn’t have to be the cheapest one on the market.

But if buyers are scrolling through 20 other homes and yours doesn’t make sense at the price, they’re going to keep scrolling. 🤷🏼‍♀️

And “we can always drop the price later” isn’t necessarily the strategy I’d want to start with, especially in this market. 👀

💲Pricing is a strategy.

🧺So is preparing the house.
📸So is the photography.
📥So is the marketing.
📊So is knowing who your likely buyer is and what they’re actually looking for.

💡The goal isn’t just to put a sign in the yard and hope someone falls in love.

It’s officially birthday month, which has me thinking:

If last September me and this September me got together for coffee…

She’d be REALLY proud of us. 🤍

Not just because there’s a real estate license sitting on my desk now. 🏡

But because…

✨ I know my worth.

✨ I have boundaries, and I keep them.

✨ I’ve learned to speak up, ask the hard questions, negotiate, and advocate.

✨ I’ve gotten a lot more comfortable taking up space.

✨ Family is still my first priority. Always.

✨ I’ve learned that protecting my peace is not the same thing as being difficult.

✨ I’ve surrounded myself with people who make me better.

✨ And I’m still curious, still learning, and still figuring some things out.

I’m proud of the Realtor I am today.

But honestly? I’m even prouder of the woman who had to become her.

Last September, I didn’t have all the answers.

I just knew I wanted more.

So I kept going.

And if I could sit across from that version of me over coffee today, I think I’d tell her:
