Two commercial spaces can have similar asking rents and still cost very different amounts to occupy.

Before comparing properties based on rent alone, look at what's included, what additional expenses the tenant will be responsible for and what improvements will be needed before the space is ready to use.

The better comparison is total occupancy cost, not just asking rent.

NNN is one of those commercial real estate terms that gets used frequently but isn't always explained.

In a triple net lease, the tenant typically pays base rent plus a share of the property's real estate taxes, insurance and operating expenses. That's why it's important to look beyond the advertised rental rate when comparing commercial spaces.

Commercial real estate decisions can involve a lot more than the asking price or rental rate.

Understanding the property, current market conditions, the financial implications and what you’re ultimately trying to accomplish provides a much better foundation for making the decision.

Good information doesn’t necessarily make the decision easy, but it usually makes it better informed.

After relatively little new flex construction, we're starting to see new inventory coming to the Wi******er/Frederick County market.

One of the things I'll be watching is how tenants respond to the new product and its asking rates. Will new construction help pull rents on existing space higher, create a separate premium tier, or will the additional inventory create more competition?

How quickly the new space is absorbed should tell us quite a bit.
