My first time buyers just closed on their first home on Division Street in Chicago.

What’s the difference between an online home value estimate and my actual equity?

An online estimate, such as a Zillow Zestimate, is generated from public data and broad algorithms. It does not fully account for your home’s condition, updates, layout, lot, location within the neighborhood, or how it compares to homes actually selling nearby right now.

Your real equity is different.

It is your likely sale price minus your remaining mortgage balance and the costs of selling, including commission, transfer taxes, title fees, attorney fees, and any prep work needed before listing.

With over 10 years of experience as a real estate advisor, current market knowledge, and firsthand perspective from being inside many of the homes that have recently sold, I can give my clients a much more realistic look at their equity picture than an online estimate alone.

That number can be meaningfully different from an online estimate in either direction.

Before you make plans based on an online number, it is worth getting a more accurate equity picture.

Deep green, slate blue, mushroom, taupe, and warm gray can add personality without overwhelming the space. The key is balance. A colored island or lower cabinets can feel current while still keeping the kitchen appealing to a broad buyer pool.
