Despite a week of economic and political noise, including a brief government shutdown and delayed jobs data, mortgage rates barely moved, holding just above 6% for the sixth straight week. That stability gives buyers and sellers a rare stretch of predictability heading into the spring market.

At the same time, housing conditions are slowly rebalancing: inventory is rising, prices are flat, homes are taking longer to sell, and vacancy rates have ticked up, easing pressure. Buyer activity is starting to improve, setting up a key test for the market in the months ahead.
