Selling your home is exciting, but there are a few things I want every seller to understand before we put that For Sale sign in the yard. These are conversations I have with my clients every day, and they can make a real difference in both the experience and the outcome.

1. Your home’s value is determined by the market.

You know every improvement you’ve made and every memory created there. Buyers see your home through a different lens. What you’ve invested matters, but ultimately the market determines value.

2. The highest price isn’t always the best strategy.

Starting too high can mean fewer showings, fewer offers and more time on the market. Pricing thoughtfully from the beginning can create stronger momentum and put you in a better position to achieve the best possible result.

3. Buyers will notice things you may no longer see.

That unfinished project, worn flooring or cluttered room may have become part of everyday life, but it can stand out to someone seeing your home for the first time. Preparation and presentation matter.

4. Not every upgrade is worth making.

You don’t need to renovate your entire home before selling. Part of my job is helping you identify what is worth doing, what buyers are likely to care about and where you can save your money.

5. Your first few weeks on the market matter.

August brought continued activity across the Northeast Indiana lakes market. Steuben County averaged $799,567 in sales with 77 days on market and 36 homes in inventory, while Kosciusko County averaged $1,749,764 with 87 days on market and 23 homes in inventory. Inventory is limited right now, but the market is changing daily.

Average sale prices are varying across the market, in part because of the limited number of closed transactions. When transaction volume is lower, individual sales can have a larger influence on the overall average, resulting in greater fluctuations in the data.
