🤝 Friday Property Thought | You Never Know Who Is Thinking About Moving

One of the most rewarding parts of being in real estate isn't putting up a “For Sale” board.

It's helping someone make a decision that could have a significant impact on their life.

And often, that conversation starts long before the property ever comes onto the market.

A friend might quietly be thinking about downsizing.

A neighbour may be considering relocating.

A family member could be looking to upgrade.

Someone you know may have inherited a property and have no idea what to do next.

Another person may simply be wondering:

“What could my home actually sell for?”

They may not be ready to sell today.

That's okay.

Sometimes people just need the right information before they're ready to take the next step.

So, here's my Friday challenge:

👇 Think of ONE person you know who has mentioned moving, selling, buying, downsizing, upgrading or investing in property.

If someone comes to mind, introduce us.

I promise the first conversation doesn't have to be a sales pitch.

📍 Thoughtful Thursday | What Makes One Suburb More Valuable Than Another?

It's easy to look at a property listing and think:

“That seems expensive for that size.”

But property value isn't determined by square metres alone.

Two homes of similar size can have very different values because of:

📍 Location within the suburb
🏡 Stand size
🚗 Parking and access
🌳 Views and outdoor space
🔒 Security
🏫 Nearby schools
🛍️ Amenities
🚗 Accessibility and transport routes
🔧 Condition and quality of improvements
📊 Supply and demand

And then there are the things you can't necessarily see from an online listing.

What are buyers actually looking for in that area?

Which properties are attracting enquiries?

Which homes are sitting on the market?

What are comparable properties actually selling for?

That's why local market knowledge matters.

As an agent, I don't just want to know what a property is advertised for.

I want to understand why it is priced that way — and whether the market agrees.

📊 Wisdom Wednesday | “I'll Sell When the Market Improves.”

It's something I hear from homeowners quite often.

And I completely understand the thinking.

Nobody wants to sell at the wrong time.

But here's the problem:

There is rarely a perfect time to sell property.

Markets change.

Interest rates change.

Buyer confidence changes.

Supply changes.

Economic conditions change.

And while you're waiting for the “perfect” market, your own circumstances may change too.

The better question isn't:

“Is the market perfect?”

It's:

“Does selling make sense for me, given the market we're in?”

If you're relocating, downsizing, upgrading, settling an estate, restructuring your finances or simply ready for a change, the decision should be based on your individual circumstances — not a headline about the property market.

Sometimes waiting is absolutely the right decision.

Sometimes acting now is.

The important thing is understanding the numbers before making that decision.

That's where professional advice adds value.
