Compared with my last Nirimba update around 3–4 months ago, house price growth has moderated, with the rolling 12-month growth rate easing from 16.7% to 12.7%. Importantly, sales activity has remained steady and homes are still selling very quickly, with median days on market improving slightly from 14 to 13 days.

Overall, this suggests Nirimba remains a strong, active market, but the pace of price growth is beginning to moderate. I wouldn’t read too much into the unit figures yet, with only one recorded sale over the past 12 months.

For a local homeowner, the important point is that a fall in sales doesn’t automatically mean a fall in your property’s value.

Brisbane dwelling sales are down 25.9%, while here in 4551 our rolling three-month sales have fallen from 378 to 271 — down 28.3%. Put simply, almost 3 in every 10 sales that were occurring earlier in the year are no longer happening.

For homeowners, that means buyers are generally taking more time, comparing more properties and being more selective. Quality homes that are well presented and correctly priced are still achieving excellent results, but in a lower-turnover market, getting the price and marketing strategy right from day one becomes increasingly important.

The interesting part? 4551 prices have remained relatively resilient despite the sharp reduction in the number of sales — so this is currently more a story about slower activity than collapsing property values.

🏡 Caloundra Region Weekly Property Update

There were 18 reported residential property sales across the Caloundra Region last week, with 15 disclosed prices and 3 where the price was not disclosed.

The highest reported sale was 36 Upper Gay Terrace, Kings Beach, which sold for $2,425,000.

Other notable results included 16 Godwin Place, Pelican Waters at $1,950,500, 56 Nelson Street, Pelican Waters at $1,925,000, 5 Ocean View Place, Aroona at $1,710,000 and 55 Roderick Street, Moffat Beach at $1,615,000.

Activity was spread across the region, with multiple sales reported in Banya, Caloundra West, Kings Beach and Pelican Waters, along with results in Aroona, Battery Hill, Baringa, Caloundra, Moffat Beach and Shelly Beach.

🏡 Caloundra Region Weekly Property Update

There were 26 reported residential property sales across the Caloundra Region last week, with 22 disclosed prices and 4 where the price was not disclosed.

The highest reported sale was 902/4 Queen Street, Kings Beach, which sold for $1,750,000.

Pelican Waters had a particularly active week with five reported sales, led by 21 Tweddell Drive at $1,625,000, followed by 2 Creek View Place at $1,585,000, 5 La Rita Court at $1,530,000 and 44 Ramsay Crescent at $1,520,000.

Golden Beach was also busy with five reported sales, including four disclosed results between $1,380,000 and $1,410,000.

Activity was spread across Battery Hill, Banya, Caloundra West, Currimundi, Dicky Beach, Golden Beach, Kings Beach, Little Mountain, Nirimba and Pelican Waters.

There were 15 reported residential property sales across the Caloundra Region last week, with 13 disclosed prices and 2 where the price was not disclosed.

The highest reported sale was 11 Lander Street, Pelican Waters, which achieved $1,385,000, followed by 11 Brier Court, Golden Beach at $1,310,000 and 14 Thicket Street, Banya at $1,280,000.

Activity was spread broadly across the region this week, with Golden Beach and Banya recording two sales each, while the remaining sales were distributed across Pelican Waters, Meridan Plains, Little Mountain, Caloundra, Currimundi, Aroona, Caloundra West and Nirimba.

Compared with my last Little Mountain update around 3–4 months ago, the rolling 12-month growth rate has moderated from 17.0% to 15.3% for houses, while selling times have remained steady at just 20 days. Unit growth has also eased from 34.9% to 28.4%, although with only 13 unit sales over the past year, that figure should be treated with some caution.

Overall, Little Mountain remains a strong market, although the latest data suggests the pace of growth is beginning to moderate.
