Co-living is the new pitch in property investment.

Several rent payments from one home. If one room is empty, the others keep paying.

It can work. But the yield headline leaves things out.

Location comes first. Is it close to jobs and transport? Is there parking for every resident? Then finance: some lenders want a commercial valuation and a bigger deposit. Insurance can cost more. Management is more work.

None of that rules co-living out. It just means the gross yield is not the number to decide on.

Should you sell before July 2027 to get ahead of the changes?

For most people this is a modelling question, not a deadline.

It depends on when you acquired the property, how much it has grown, what losses and exemptions you have, what the sale actually costs you, and how the new rules reach your particular position.

That is work for your accountant with your numbers in front of them. It is not something anyone can answer from a social post, including us.

What we would be cautious about is any advice to sell quickly because of a date. Think strategy, not reaction.

How long does finance actually take on an investment property?

Organised, straightforward income, documents ready: pre-approval is often days and the path to unconditional is a few weeks. Missing payslip, self-employed with an unfinalised year, or a new car loan mid-application: considerably longer.
