SQM Research shows that asking prices in postcode 2179 have held steady since mid-2022 — no meaningful correction, despite rising rates and market uncertainty.

The entry point many buyers are waiting for may not come. Meanwhile, land is registered, the airport opens next month, and the queue of buyers ready to move is growing.

Honestly? It's not a bad instinct. But if you've been holding off on Leppington specifically, here's what the data actually shows.

SQM Research tracks asking prices in postcode 2179 going back to 2019. After the big run-up in 2021–22, prices didn't collapse — they plateaued. And they've largely stayed there, even through multiple rate rises and a tough market sentiment.

The correction many buyers were waiting for hasn't come. And with Western Sydney International Airport opening in October and Leppington land already registered and ready to build — the fundamentals are pointing one direction.
