📊 Only 4 negative years in the past 40 — and never two in a row.
That’s one statistic that really stood out to us.
According to BIS data, Australian residential property prices recorded 36 positive years between 1986 and 2025, with an average nominal annual change of around 6.8%. 📈
Of course, property doesn’t move in a straight line. Different suburbs and markets perform differently, and there will always be periods of growth, slower conditions and corrections.
For us at Swoopland, the bigger takeaway is the importance of looking beyond the short-term cycle and focusing on the fundamentals that shape communities over time:
