🏷️ Norfolk this week was the clearance rack at the end of the season.

🛒 36 new items on the shelf. 36 homes came on the market in seven days, plus 5 that came back after a deal fell through.

✏️ 36 price tags got rewritten. That’s not a typo. 36 price decreases in the same seven days. Exactly one home went the other way.

One rewritten tag for every new item on the shelf.

📦 19 came off the shelf. 19 cancelled, 8 expired, 1 suspended. Some of those sellers will be back, some changed plans — the data doesn’t tell us which.

✅ And 51 moved a step closer to sold. 14 went conditional (offer accepted, conditions still to clear), 21 moved to pending (sold, not closed yet), and 16 closed.

🔑 If you’re buying: this is the roomiest market of the three we watch. Lots of choice in Simcoe, Port Dover, Waterford and out through the county — and sellers are actively adjusting. You can take your time, compare, and negotiate from a position of actually having somewhere else to go.

🏡 If you’re selling — or thinking about it: 16 Norfolk homes closed this week and 35 more are under contract. Homes are selling here.

🧺 16 stalls set up. 16 homes came on the market all week. Across Paris, St. George, Burford, Scotland and everything rural in between — that’s it.

✏️ 6 signs got re-marked. Only 6 price decreases. None went up.

📦 6 packed up early. 5 cancelled, 1 expired.

✅ And 36 moved a step closer to sold. 11 went conditional (offer accepted, conditions still to clear), 11 moved to pending (sold, not closed yet), and 14 closed.

🔑 If you’re buying: show up early. Sixteen new options in seven days across the entire county isn’t much, and when something good appears there often isn’t another one behind it next week. If it fits, go see it while it’s fresh.

🏡 If you’re selling — or thinking about it: this is the quietest of our three markets, and quiet is working in your favour. Only 6 price adjustments and 6 listings off the market without selling — the lowest of the three by a wide margin. Buyers out here aren’t scrolling past twenty similar homes. They’re waiting for one to show up.

Low supply helps. It doesn’t do the whole job — the starting number still matters. But you’re not shouting over a crowded room right now.

📲 56 new profiles went up. 56 homes hit the market in seven days, plus 4 that came back after a deal fell through.

✏️ 27 quietly updated their bio. 27 price decreases. Only 2 went up.

🚪 26 left the app. 26 listings cancelled, 1 expired, 1 suspended. Some of those sellers will be back, some changed plans — the data doesn’t tell us which.

💍 And plenty found somebody. 18 went conditional (offer accepted, conditions still to clear), 19 moved to pending (sold, not closed yet), and 19 closed and got the keys.
🔑 If you’re buying: you’ve got options and you don’t have to swipe right on the first thing you see. 56 new listings in a week means you can book the second showing, sleep on it, and ask the awkward questions. Nobody’s rushing you.
