SD&G home prices just dropped for the fifth month in a row. September's average sale price came in at $419,394, down 2.7% from August and down 2.5% from last year. 138 homes sold across the region last month.

That's about $61,000 below the April high of $480,510. Five straight months of price declines means buyers are sitting in a stronger negotiating position right now, while sellers need sharp pricing and strong presentation to stand out.

There are a lot more homes for sale in SD&G right now than there were a year ago.

In August, 252 homes came up for sale in Stormont, Dundas, and Glengarry, but only 141 of them actually sold. That same gap has shown up most months over the last year. Right now, there are about 796 homes sitting on the market, up close to 18 percent from a year ago, so buyers simply have a lot more to choose from than they did last August.

If you are buying, that means more options and more room to negotiate on price. If you are selling, it means you are competing with more homes for attention, so pricing it right and making it look its best matters more than ever.
