One of first time buyers biggest mistakes is thinking they are buying their forever home and therefore expecting to much. Fact is life changes throughout your lifetime and so will your housing needs. Anything can happen such as an enlarged family, job change or relocation, your personal wants or needs. On your first home don’t be critical and remember that you can buy a home without everything on your wish list and add those items later. Keep in mind when you do this you may get a better deal on a home and end up building equity in your home sooner.

FOCUS ON LOCAL BUSINESS - SUMMIT SHIELD INSPECTIONS

Home Inspections are an integral part of the home buying process so it is nice to promote our local home inspectors rather than use the ones with the big names from the big Cities.

Summit Shield Inspections was founded and is run by Patrick Dubeau who has over 20 years of contractor experience plus he is a graduate from the Holmes Academy so you are assured high quality home inspections that you can count on.

Summit also uses thermo imaging which are not used by all home inspectors. This gives you another layer of protection when relying on a home inspection to complete a purchase.

LANDLORDS CORNER - CAP RATES

If you are looking at a building where the cap rate is low don’t write it off entirely. You should also be looking at the shape of the building and the future potential income. When covid hit rents skyrocketed and a lot of landlords got caught with low rents producing low cap rates.

One way of getting the cap rate up is to trade cash for key’s. This may be viable if the current rent is low and the market rent will allow you to recoup your cash outlay within a year or so. You will benefit by purchasing the property at a lower price because of the low cap rate. Once you get rents to market value your market value and income will increase significantly.

This is also a great idea for current landlords to increase the value of their investment before they go to market. Putting out ten or twenty grand may increase you value by 40 or 50 grand so it is definitely worth looking at.

CORNWALL MARKET UPDATE

In May there were 55 sales in the City of Cornwall up from 43 sales in April.

Here are the results from Mays sales.

Sold over asking: 8 compared to 4 last month
Sold at asking: 6 compared to 5 last month
Sold under asking: 41 compared to 33 last month
Reduce to sell: 13 compared to 11 last month
Sales over $500 18 compared to 12 last month

Well sales certainly picked up in May and as far as I can see we should be having a good June.

The over asking price sales doubled from the previous month but from what I observed this is mostly due to competitive pricing for quick sales. It will be interesting to see if these numbers maintain into next month.

Please note that these numbers are for single family homes (including semi’s, townhomes and condo’s) in the City of Cornwall only.

21 REALTOR TIPS FOR BUYING A HOME - #6 MORTGAGES

In my last tip I talked about the importance of getting pre-qualified for financing. Once you are prequalified you want to pick the type of mortgage that is right for you. Do you want a conventional mortgage, a line of credit or a mortgage that turns into a line a credit as you pay it off. Another important part of the mortgage is the amortization which is the amount of time it takes to pay off a mortgage. The amortization depends on two factors which are the amount of your payment and the frequency of your payments. The shorter you amortize your mortgage the higher your payments go. If you are tying to avoid higher payments then you can change your monthly payments to bi - weekly payments which can take years off your mortgage and your payments basically stay the same although in a years period you end up paying 13 months payments instead of the conventional 12 months. This certainly can get confusing but your mortgage consultant can walk you through all the steps or you can call me if you have any questions

21 REALTOR TIPS FOR BUYING A HOME - #5 FINANCING

Always a great idea to get pre qualified before shopping for a home for a couple of reasons - one is that you will know what you can afford and not end up looking at homes out of your price range which will just lead to disappointment down the road and another is it may give you more negotiating power if the seller knows that you are prequalified. In the case of multiple offers being prequalified may give you the edge you need to be the winning offer.
