This is one of the cheapest ways of making your home more appealing. Before putting your home on the market give your home a total deep clean. Make sure your windows and sills are all clean inside and out. In some cases you may have to wash down some walls and possibly ceilings. Also make sure your beds are made, dishes put away and toilet seats down before a showing. From my years of experience I know that a good clean house makes a great impression on buyers often resulting in quicker sales and getting more money for your home.

Today is the 21st so I thought I would take this opportunity to highlight some of the great things about Century 21 aka C21

First off we are locally owned and operated but at the same time C21 is a worldwide organization with one of the best referral networks in the business.

Being locally owned and operated we give back to the local community in various ways by volunteering and/or raising money. We host various community events to raise money for local charities such as the recently held Golden Affair which was a huge success.

HOME BUYING INCENTIVE.

Did you know that there is a FIRST HOME SAVINGS ACCOUNT (FHSA) that is kind of a hybrid between an RRSP account and a tax free savings account - let me explain.

Like a RRSP account when you put money in this account you can save money on your taxes and like a tax free savings account any money earned in this account is tax free. You are allowed to contribute up to $8,000 a year up to a maximum of $40,000. The great advantage of this type of account over an RRSP account is that when you use your money for a down payment you are not taxed on it nor do you have to return it over a 15 year period like you do when using RRSP’s for a down payment.

But wait - there’s more - as long as you have not owned a home in the past 4 years you can qualify as a first time buyer and open one of these accounts as follows - “You did not live in a qualifying home (or what would be a qualifying home if located in Canada) as your principal place of residence that your spouse or common-law partner owned or jointly owned in this calendar year or in the previous 4 calendar years.” Also if you are with a partner that you are not married to or living together and the partner has not owned a home they can open an account although it will be your partner that benefits from the tax savings.

LANDLORDS CORNER -METHODS TO INCREASE YOUR CASH FLOW

June’s post in Landlords Corners we discussed cap rates and how they can affect your market value. A quick fix is to offer cash for keys as previously discussed but this is not always possible as a tenant may not accept this or a landlord may not have the extra cash. In this post we are going to discuss several other ways of increasing your low rents.

1) If your expenses increase above the rental increase guidelines you can apply to raise the rent above the legal amount.

2) If you start including a utility that was not formally included.

3) Renovations

Please note that all these raises must be approved by the tribunal. One way to legally raise a rent above the guideline (if the tenant is not moving) is to apply to the Tribunal and you must have good reason such as major improvements, increased costs above the guideline or extras being included in the rent. Even with these there are still limits to how much you can increase the rent which is currently a maximum of 9% which would have to be increased over a 3 year period as the maximum above the guideline per year is 3%. This is a timely matter and you are not necessarily awarded the full amount - they may only give you a partial above guideline raise or could turn it down in full. This method is good for landlords whom are keeping their buildings and have the time to see it through.

LEAKY BASEMENTS

In some cases you can stop your basement from leaking simply by making sure the grading around your house is graded away from your foundation and/or installing eavestroughs if you don’t have them. If you already have eavestroughs make sure the downspouts are directed well away from your foundation and that they are cleaned regularly.

If there are cracks in the foundation or the leakage continues after these easy fixes then you should hire a professional to determine the problem and how to fix it. In most cases injection repairs are the most cost efficient way to stop these leaks permanently.
