What is your backyard doing for you right now?

A backyard home (an ADU) can create rental income on land your family already owns. For many households that income goes toward the mortgage, while the home itself adds to what the property can do over time, whether that means a tenant now, a parent or adult child later, or a future sale.

The first step with Grand River Modular is a facility tour.

You can walk through our current builds in Brantford, see how the homes are built and inspected, meet with us in person and ask your questions. You get to decide whether we're the right builder for you, while we learn enough about your plans to determine whether the project is a good fit for the way we work.

If it is, we'll complete your Build-Ready Check at no cost. The check looks at what the property permits, where a home could fit, how it can be serviced and which site-work factors will shape the real cost.

If the project moves ahead, we manage the permitting, pre-construction and site work. Pre-designed homes are built in our facility once permits are in place, while site work moves ahead. A municipal building inspector signs off at each required stage, in our facility and on your lot.
