This isn't about the most expensive homes or the trendiest addresses.

It's about finding a community that fits your lifestyle.

For Part 2 of my neighbourhood series, I'm highlighting three very different areas of London that I'd explore depending on what you're looking for:

🏡 Old North – for historic charm, mature trees, and walkable living

🌳 Northridge – for family-friendly living, larger lots, and established surroundings

☀️ Carling Heights – for affordability, accessibility, and everyday convenience

Every neighbourhood has its own personality, strengths, and sense of community.

Which neighbourhood feels most like home to you?

May's numbers are in, and we're continuing to see a trend that's been building throughout 2026.

📈 776 homes sold in May, up 21.6% from April.
📈 The average sale price increased to $662,292, up 7.0% from April.
🏡 1,815 new listings came to market, giving buyers plenty of choice.
📊 Inventory sits at 4.3 months, down from 5.0 months in April.

What does that mean?

Sales have now increased month after month since the beginning of the year, and prices moved up in May as well. Buyers still have options, but the market is showing signs of becoming a little more active as we head into the summer months.

It'll be interesting to see whether that trend continues into June.

🌿 Some neighbourhoods are easy to move into. They're much harder to leave.

Warbler Woods is one of them.

Mature trees, winding streets, larger lots, and direct access to some of London's most beautiful trails have made it one of those neighbourhoods people specifically wait for an opportunity to move into.

This week's open house is located in the heart of Old Warbler Woods.

With over 2,400 sq ft above grade, 5 bedrooms, 4 bathrooms, a walkout lower level, and a mature treed setting, it offers the space many families are looking for in a location that's difficult to replicate.

I'll be there Saturday!

🌿 One thing I've learned after helping people buy and sell homes is that people rarely move because of the house itself.

They're moving because life changed.

A growing family.
An empty nest.
A new opportunity.
A desire to be closer to loved ones.
A fresh start.

The house matters, of course.

But it's often just part of the story.

The real story is what comes next.

Has your idea of "home" changed over the years?

What this means:

The same pattern we've been seeing throughout May continues.

Buyers are active, but they're taking their time and being selective. At the same time, many sellers are still adjusting their pricing and strategy.

Homes are selling — just not all at the same pace.

🌿 If I was moving to London, these are some of the neighbourhoods I'd explore based on lifestyle.

One of the questions I get asked most often is:

"What's the best area of London?"

The truth is, there isn't one.

The right neighbourhood depends on what matters most to you.

Are good schools a priority? Do you want a strong sense of community? Are you looking for family-friendly streets, parks, and recreation? Would you rather have walkability, local shops, and cafés? Do you love mature trees and character homes? Need to be close to Western, University Hospital, or major highways? Or are trails, green space, and a little more room at the top of your list?

Over the next little while, I'll be sharing some of the neighbourhoods I'd personally explore and why.

Not because they're the only great options, but because each offers something different depending on your lifestyle, priorities, and stage of life.

🌿 There's a warmth to this home that's hard to describe until you walk through it.

Located on a quiet cul-de-sac in East London, this 4-bedroom, 2-bathroom home sits on a large mature lot and offers a combination that is becoming increasingly difficult to find: established trees, generous outdoor space, an in-ground pool, a detached garage, and a home that has been carefully maintained over decades.

What stood out to me most wasn't any one feature. It was the feeling that comes from a home that has been genuinely cared for. The kind of property where family memories have been made and the next owners have an opportunity to create their own.

🌿 This North London home feels thoughtfully updated in a way that’s both modern and comfortable.

The open-concept main floor, designer-inspired kitchen, warm wood accents, and private backyard retreat all come together to create spaces that feel easy to live in and easy to enjoy.

I especially love the indoor-outdoor flow and the way the backyard has been designed to feel both functional and inviting.

🌿 Byron end-unit bungalow with walk-out.

Bright living spaces, hardwood floors, a walk-out lower level, double garage, and a private setting surrounded by mature trees all come together in a way that feels both functional and welcoming.

One of my favourite features is how connected the home feels to the outdoors, especially with the deck overlooking the green space and the privacy that comes with being an end unit.

Open House Saturday 2–4 PM ✨
