🏡 London vs. St. Thomas: Same region. Two very different real estate markets.

The August numbers show why it’s so important to look beyond the average and understand what’s happening within your specific price range.

📍 London
There are 2,248 active listings, but conditions change dramatically as prices climb. The $500K–$600K range is London’s tightest segment at just 3.8 months of inventory, while homes above $900K are sitting in a much more buyer-friendly 7.8–10.9 months of inventory.

📍 St. Thomas
With just 282 active listings, the market is especially competitive at the entry level. Homes under $500K have only 2.3 months of inventory and account for 42% of pending sales. At the other end of the market, the $901K–$1M range is sitting at 15 months of inventory, with two price tiers above $900K recording no sales.

So, is it a buyer’s market or a seller’s market?

It depends entirely on the price point.

Entry-level buyers may still face competition, while buyers shopping at higher price points can have considerably more choice and negotiating room. For sellers, that means pricing and positioning your home correctly from day one matters more than ever.

📊 July Market Update | London & St. Thomas Real Estate

The latest numbers are in, and the local real estate market continues to move toward a balanced market - creating opportunities for both buyers and sellers.

🏡 What does this mean for buyers?
With 3,367 active listings and 4.9 months of inventory, buyers have more options than they've had in years. Combined with the Bank of Canada's decision to hold its policy interest rate at 2.25%, there's greater stability in the market, allowing buyers to shop with more confidence and less urgency.

🔑 What does this mean for sellers?
While sales were slightly lower than this time last year, 686 homes still sold in July, keeping pace with the past four years. Well priced, well marketed homes continue to sell in today's balanced market. If you're thinking of listing this fall, now is the time to prepare your home and pricing strategy.
