The Vancouver presale market has officially collapsed, and the numbers are wild.

Zero concrete condo launches in Metro Vancouver in Q1 2026. Zero. That's down from 152 in Q1 2025.

Presale SALES across BC? 124 units. Down from 6,000 in 2021.

So what's happening? The product nobody wants to live in, the tiny dog crate 'investor' focused unit isn't selling, but that's because it was never meant to be lived in in the first place.

The developers who built functional homes for real end users are the ones who survive this.

The market isn't punishing real estate. It's punishing a specific model.

Strong start. Poor finish.

The Sen̓áḵw towers just opened at the foot of the Burrard Street Bridge and the story of how they got built this fast is actually impressive! This is Squamish Nation reserve land, which means it bypasses City of Vancouver zoning and municipal approvals entirely. No rezoning hearings. No city council votes. They broke ground in late summer 2022 and Tower 1 is already welcoming tenants in 2026. That's what's possible when you cut the approval bottleneck that stalls almost every other major Vancouver development.

And then the rents dropped.. $1,600/month for a 300 sq ft studio. $2,200 for a 450 sq ft one-bedroom. $3,500 for a two-bedroom that's 600–650 sq ft.

No parking. No storage locker included.

This is the downtown project, so I guess they're charging downtown rents, but yikes! With rates like this, I don't think these homes will be fully occupied for a while.
