The Vancouver presale market has officially collapsed, and the numbers are wild.
Zero concrete condo launches in Metro Vancouver in Q1 2026. Zero. That's down from 152 in Q1 2025.
Presale SALES across BC? 124 units. Down from 6,000 in 2021.
So what's happening? The product nobody wants to live in, the tiny dog crate 'investor' focused unit isn't selling, but that's because it was never meant to be lived in in the first place.
The developers who built functional homes for real end users are the ones who survive this.
The market isn't punishing real estate. It's punishing a specific model.
