The Greater Toronto Area (GTA) resale housing market became more competitive in July 2026 compared to the same month last year. While home sales experienced only a slight year-over-year decline, the number of new listings dropped much more significantly. Should this pattern continue, average selling prices may begin to stabilize during the second half of the year. In July 2026, GTA REALTORS® recorded 5,995 home sales through TRREB’s MLS® System, representing a slight decrease of 0.9% compared to July 2025. Over the same period, 14,484 new listings were added to the MLS® System, a year-over-year decline of 17.8%.
Seasonally adjusted figures also pointed to a strengthening market. Home sales increased from June 2026 to July 2026, while the number of new listings declined, indicating that market conditions continued to tighten throughout the summer months.
The MLS® Home Price Index (MLS® HPI) Composite benchmark was 4.6% lower than in July 2025. The average selling price was $1,003,956, reflecting a similar year-over-year decline of 4.5%. On a seasonally adjusted month-over-month basis, the MLS® HPI Composite benchmark posted a slight increase compared to June 2026, while the average selling price edged slightly lower.
