If, God forbid, something happens to you tomorrow, your accounts and real estate are immediately locked by the banks and courts until probate is settled.

The tax authorities will legally treat it as if you sold the property the day before you passed away, hitting your family with a massive tax bill.

If they don't have the cash on hand to cover those capital gains, they will be forced to put the property up for an estate sale just to pay off the government.
