Buyers aren't as rational as they think they are.
By the time someone stops to look at your listing, their brain has already had a reaction.

They don't know why they want to see more. They just do. Or they don't.

That reaction is shaped by what they see in the first moment.

First photo. Curb appeal. The feeling your home gives off before they've read a single word.

This is why presentation isn't a nice-to-have when you're selling your home.

It's the whole first impression.

Clyde means well.

But if I only told people what they wanted to hear, I wouldn't be doing my job.

Sometimes the honest answer is "that price isn't realistic."

Sometimes it's "that house isn't the right fit."

Sometimes it's "you're not ready to list yet."

Nobody loves hearing that in the moment.
But they always appreciate it later.

This is my fun.

Most people think downsizing sounds stressful. And honestly, at the start, it usually is.

There are a lot of questions. A lot of "what ifs." And a home full of memories that makes the whole thing feel even heavier.

That's exactly why I do what I do.

A nice patio is a selling feature. A backyard covered in interlocking stone with no grass left... is a different conversation.

Families with kids need somewhere to run around. A dog needs a yard. And in Dufferin County a lot of the buyers looking at detached family homes are exactly that. Families.

Heavy hardscaping is a personal taste decision. But when it doesn't match what a buyer is picturing, they either move on or they start calculating what it would cost to change it.

Before you commit to a major hardscaping project, think about who your eventual buyer is going to be.

Sure, you could price your home higher to leave room for negotiation.

A lot of sellers think this is a smart strategy. Price it high, expect a low offer, meet somewhere in the middle.

Here's what actually happens.

Buyers see everything on the market. They compare. They do the math. And when your home is priced too high they don't negotiate... they move on.

Your listing sits. It gets stale. And you end up chasing the market down to a number that's lower than where you should have started.

Price it right from day one. The right buyers show up and the right result follows.

Here's what buyers are actually thinking when they walk into a carpeted room.

Not cozy. Not comfortable.

How many rooms? How many square feet? How much is this going to cost me to replace?

And then that number comes right out of their offer.

If you're planning to install new carpet before selling, pause and have a conversation first. There's a better use of that budget.

Six weeks of preparation and six months of preparation produce completely different results.

Most empty nesters in Dufferin County start thinking about selling when they feel ready to go. And by then the timeline is already compressed.
