Always keeping you in the know! The May stats are in and here's what went on in Real Estate for the month of May.

“May’s housing statistics reflect an active market across the CLAR area, with sales activity and new listings increasing in every Region compared to April,” said CLAR President Christine Riley. “The strong level of listing activity is giving buyers more choice, and the decrease in Average Days on Market across most areas demonstrates that buyers are finding opportunities and moving forward with confidence this spring. Price trends varied from one Region to another, with some markets recording gains while others saw modest decreases.”

Durham Region recorded 770 home sales in May, up 12.2% from 686 in April. The average selling price increased slightly to $851,373, up 0.7% month-over-month from $845,361. New listings rose 3.2% to 1,982, while homes spent an average of 24 days on the market.

Northumberland County recorded 128 sales in May, up 24.3% from 103 in April. The average selling price declined 2.6% month-over-month, from $714,267 in April to $695,364 in May. New listings increased 17.3% to 380, while homes spent an average of 42 days on the market.

Peterborough City and County saw 205 sales in May, up 22.0% from 168 in April. The average selling price increased to $712,970, up 10.6% from $644,923 in April. New listings rose 21.8% to 553, with homes spending an average of 36 days on the market.

Market Update✨

Always keeping you in the know. Here's what went on in real estate for the month of April. “The Bank of Canada’s decision to hold the overnight lending rate at 2.25% provides a level of stability that is helpful for both buyers and sellers navigating today’s market,” said CLAR President Christine Riley. “As we move further into the spring market, we’re seeing increased activity across our Region, with more sales and steady listing levels creating a more dynamic environment. While affordability challenges remain, this momentum is helping to bring more balance to the market and giving buyers and sellers greater confidence in their decisions.”

Durham Region recorded 686 home sales in the month of April, up 15.1% from 596 in March. The average selling price in Durham increased slightly to $845,361, up 0.9% month-over-month from $838,190. New listings rose 22.1% to 1,920, with homes spending an average of 24 days on the market.

Northumberland County recorded 103 sales in April, slightly up from 102 in March. The average price increased 6.5%, from $670,503 to $714,267. New listings saw a slight decline of 1.2% to 324, with homes spending an average of 56 days on the market.

Peterborough County saw 168 sales in April, up 41.2% from 119 in March. The average home price increased 7.9%, from $597,912 to $644,923. New listings rose 33.5%, with homes spending an average of 37 days on the market.

Market Update💥

The Central Lakes Association of REALTORS® has released its March 2026 housing market statistics, reflecting continued price adjustments across most Regions, alongside stronger sales and new listing activity compared to the previous month.

“This month’s data reflects a housing market that continues to create opportunities across our Region,” said CLAR President Christine Riley. “With increased sales activity and growing inventory, buyers and sellers have more room to breathe as we move into the spring market. Staying prepared and keeping an eye on market conditions will be key, allowing people to make a move when the timing feels right for them.”

Durham Region recorded 596 home sales in March, up 63.3% from 365 in February. The average selling price in Durham came in at $838,190, down 2.5% month-over-month from $859,846. New listings increased 57% month-over-month, with homes spending an average of 25 days on the market.

Northumberland County recorded 102 sales in March, up 43.7% from 71 in February. The average price decreased slightly month-over-month, from $693,431 in February to $670,503 in March. New listings rose 79.2% to 328, with homes spending an average of 47 days on the market.

Peterborough County saw 119 sales in March, up 50.6% from 79 in February. The average home price increased slightly, from $596,478 in February to $597,912 in March. New listings rose significantly, showing an 82.8% increase, with homes spending an average of 49 days on the market.
