π¨ In Durham Region, 455 home sales were recorded, down from 622 in November. Reflecting typical year end seasonality. The average selling price increased modestly by 0.4% month over month to $844,473, demonstrating continued price stability.
Compared to December 2024βs average of $930,207, pricing reflects a more balanced market environment. New listings totalled at 529, an increase of 8.9% from last yearβs 486, with homes spending an average of 38 days on the market.

π¨ In Durham Region, 622 home sales were recorded, down from 715 in October. The average selling price was $840,833, a 1.28% month-over-month decline and 7.01% below November 2024βs average of $904,226.
As the year comes to an end, market conditions continue to favour buyers. Strong inventory levels and more steady price trends are creating great opportunities for those entering the market for the first time and for buyers planning their next move.

π¨ In Durham Region, 715 homes sold in October, compared to 888 in 2024. The average selling price was $851,764, representing a modest decline of 2.98% from last monthβs $877,963 and 4.18% from October 2024. Homes spent an average of 29 days on the market, up from 23 last year, with inventory continuing to build, providing buyers with more choice.
Buyers and sellers are adapting to todayβs economic realities. We are seeing continued moderation in prices across several markets, which may open new opportunities for buyers who were previously priced out, especially following the recent interest rate adjustment to 2.25%.

This marks the second consecutive rate reduction.
