August 2026 Stats Have Dropped!

Inventory Took a Break
After months of elevated supply, inventory pulled back in August. Fewer homes came to market across the GTA and active listings declined from July, although overall supply remains high.
And the amount of choice varies significantly by community. Whitby had 2.9 months of inventory, compared with 5.3 months in Uxbridge and 5.1 in Scugog.

Homes Are Taking Longer to Sell
Buyers continue to have time to make decisions, with homes taking longer to sell in many markets.
In Toronto, homes spent an average of 35 days on the market. In Durham Region, it was 31 days, while Northumberland homes spent an average of 49 days on the market.

Prices Remain Under Pressure
Price adjustments continue across the GTA. Oshawa’s average selling price was about 16% below August 2025, while Clarington was down about 12%. Pickering, by comparison, was down less than 5%. Whitby’s average selling price actually increased slightly from July.

Buyers Still Have Negotiating Room
Toronto homes sold for an average of 97% of asking price in August, while Durham Region homes sold for 98%.

Looking East
Some markets east of the GTA are telling a different price story.
Peterborough City and County saw its average selling price climb from both July and August 2025. Northumberland’s average selling price was also higher than a year ago.

Bank of Canada Holds Interest Rate Steady at 2.25%

💰The Bank of Canada has kept its key interest rate unchanged for the fifth announcement today.

🔎The Bank of Canada says the economy was weaker than expected early this year, while higher oil prices could keep inflation near 3% in the months ahead. With inflation risks and economic slowdown pulling in opposite directions, the Bank chose to hold interest rates steady. Looking ahead, growth is expected to improve, but uncertainty remains due to the conflict involving Iran and ongoing U.S. trade policy developments.

❓How does this impact you?
Homeowners with adjustable-rate mortgages, variable-rate mortgages, fixed-rate mortgages, or HELOCs will see no immediate changes to their payments or borrowing costs.

Spring market momentum is building across the GTA and Durham Region

April brought increased sales activity, steady inventory and growing buyer confidence as the Bank of Canada continued to hold rates steady at 2.25%. 

Durham Region home sales saw a strong jump month-over-month, alongside a slight increase in average sale prices and a rise in new listings. Across the GTA, sales were also up year-over-year while listings declined, creating more competition in some neighbourhoods. 

Key trends this spring:
• More buyers returning to the market
• Stable inventory levels creating balanced conditions in some neighbourhoods 
• Improved affordability compared to last year

67 years.

Can you imagine: keys to your new home in hand, envisioning all that would happen within those four walls in the many decades ahead? How many birthdays? How many hardships? How many kids, grandchildren, great grand children snuggled up on the couch and running down the hallway?
