Inventory remains elevated with 16,917 active listings, 35% above the 10-year average, giving buyers plenty of choice across most market segments.

The sales-to-active listings ratio sits at 13.1%, indicating balanced market conditions. The benchmark price across all home types increased slightly month-over-month to $1,100,700, but remains 6.2% lower than a year ago.

Takeaway: Inventory continues to outpace demand, creating favourable conditions for buyers while keeping price movement relatively stable across Metro Vancouver.

Overall sales held fairly steady compared to last year, down just 2.5%, but the story changes by property type.

Detached home sales were up 14% year-over-year, while condo sales were down 10.7% and townhouse sales dipped 2%. The overall market isn't moving dramatically in one direction, but detached homes are showing the strongest momentum right now.

Inventory is still elevated, with active listings sitting 37.9% above the 10-year seasonal average. That extra supply is giving buyers more choice and helping keep prices relatively steady month-to-month.

The benchmark price for all residential properties in Metro Vancouver is now $1,098,000, down 6.9% from last April and 0.6% from March.

The takeaway? April wasn't a "hot market" across the board, but detached homes are picking up steam while condos and townhomes remain softer for now.

Home sales in Metro Vancouver remained steady in March, finishing just 2.8% below last yearโ€™s levels. While overall demand stayed quietโ€”sitting about 32% below the 10-year seasonal averageโ€”the market is showing a split between different types of homes. Detached home sales actually saw an 8.3% increase, while apartment and townhouse sales trended lower.

Buyers and sellers are currently in a "wait-and-see" mode, which has kept both new listings and total inventory relatively flat. Because the number of homes for sale is balanced with current demand, prices aren't moving significantly in either direction month-over-month. However, global economic factors are beginning to put upward pressure on mortgage rates, which may impact buyer activity as we head into the spring.

The current benchmark price for all residential properties in the region is $1,104,300, down 6.8% from March 2025 but up a slight 0.4% from last month.
