April brought a bit of a mixed bag across the Tri-Cities, and honestly, that’s where strategy starts to matter.

Prices are holding relatively steady, with Coquitlam seeing a slight lift, while Port Coquitlam and Port Moody softened just a touch month-over-month. At the same time, we saw a noticeable increase in new listings across all three areas… but sales didn’t quite keep pace (except for a nice bump in Port Coquitlam).

What does that mean in real terms?

More choice for buyers. More competition for sellers. And a market that rewards smart pricing and strong positioning, not “test the market and hope for the best.”

If you’re watching from the sidelines, this is the kind of market where opportunities quietly show up… but only if you know where to look.
