Buyers right now all have the same questions.
And honestly? They’re all good ones.

Here are the top 5 I’m hearing from buyers across Niagara right now, whether you’re buying your first place or making a move up.

1️⃣ Is now actually a good time to buy?
2️⃣ Fixed or variable — what do I do?
3️⃣ How much do I really need to get in?
4️⃣ Do I have room to negotiate right now?
5️⃣How does the stress test affect what I can actually afford?

The market has shifted. Buyers have more leverage than they’ve had in year but only if you know how to use it.

Got questions? Drop them below or send me a DM. Happy to give you a straight answer.

What a GREAT Story…😊
There are Niagara wineries, both big and small Back 10 Cellers fits into a category that is the perfect size to build a life and family around.
From Summer house to Smitten house, they have a space for you and your group to explore, drink, and eat.
From the words of Andrew and Christina,
There is hard work, laughter, tears and dedication in every glass.

Cheers to doing what you love. ❤️

Mike and Jen are the fabulous owners of Little Chief and along with Grace they run an amazing store! I get my Raw dog food from them and they are always so helpful and knowledgeable.

Niagara Countryside is well…
Bigger lots. More space between neighbours. Prices that still make sense compared to the GTA. You don’t need a farm budget to get out here, a lot of these properties are within reach for regular buyers looking for room to breathe.

Would you live here?

📍 Niagara Region, DM me if you want to see what’s actually available right now.

Sellers F this UP!
In this market buyers don’t negotiate on homes they think are overpriced or don’t see the value. They just end up skipping them all together. It’s because your asking price is a first impression and when that first impression tells buyers you’re unrealistic, they just move on.

Don’t be the seller who misses a bunch of buyers that don’t see the value.

Let’s have a chat if you would like to know the true market value of your house.

The Upper Canada Cheese Company opened 20 years ago and it all started from a local Guernsey cow herd on the Niagara Escarpment. The store is full of amazing food products as well as the incredible cheese they make right on site.
Did you know tours are available of the factory! So cool!
Now the Cargo Kitchen started this year and was the brain child of my friend Margie who manages this whole show! She brought on Derek Powers and Jared Boller to develop a menu that not only highlights the great cheese they make but the local fruits and vegetables found right in the backyard.
From the amazing wagyu brisket sandwich to the poutine with the in house made cheese curds this place is a must!
Thanks to Jared and Marg for a great lunch! I will be back!

Most sellers don’t lose money because of the market… they lose money because of avoidable mistakes.

Here are 6 I see all the time:

🏡 1. Choosing the agent who suggests the highest price
A high price might win the listing, but it doesn’t guarantee a sale. The right price attracts buyers. The wrong price chases them away.

🛠️ 2. Rushing to list before the house is ready
A little preparation can make a big difference. Cleaning, decluttering and tackling small repairs often leads to stronger offers.

⚠️ 3. Not disclosing known issues
Trying to hide problems almost always comes back to bite you. Being upfront builds trust and helps avoid legal headaches later.

📄 4. Assuming “As-Is” protects you from everything
Selling “as-is” doesn’t eliminate your obligation to disclose known material defects. It’s not a free pass.

🌿 5. Ignoring curb appeal
Buyers start forming opinions before they even walk through the front door. First impressions matter more than most people realize.

🏠 6. Comparing your house to the fully renovated one down the street
Every home is different. Renovations, lot size, condition and timing all affect value. The best comparison is one that’s actually comparable.

Selling your home is one of the biggest financial decisions you’ll make. Avoiding these six mistakes can save you thousands.

Which one surprises you the most? Let me know below. 👇
