Listen… I’m not saying you CAN’T buy a house without a real estate agent. 😂
You absolutely can.
But buying a home isn’t like assembling IKEA furniture where you can just throw away the instructions and hope for the best. 🫠
There’s a LOT happening behind the scenes that you may not even realize you need to think about.
Negotiations.
Conditions.
Inspections.
Contracts.
Deadlines.
Pricing.
Red flags.
And knowing when something that looks like a “great deal” might actually be a giant headache with a front door. 🚩🏡
My job isn’t just to unlock the door and tell you how cute the kitchen is.
It’s to protect your interests, help you make informed decisions, negotiate on your behalf, and guide you through one of the biggest purchases you’ll ever make.
So sure… DIY your bangs.
Paint your bathroom.
Build that Pinterest bookshelf.
But when it comes to buying your home?
Maybe leave that one to someone who does this for a living. 😉

Buyers, can I let you in on a little secret? 👀
When you’re making an offer on a home, the purchase price isn’t the only thing you can negotiate.
Depending on the property and the situation, you may be able to negotiate things like:
🏡 Closing date
🔨 Repairs after an inspection
🧺 Appliances
🪑 Certain furniture or fixtures
📅 Possession timing
📝 Conditions and terms
And this is exactly why I always tell my buyers:
Don’t just think about, “How much can I get them to lower the price?”
Think about the whole deal.
Maybe the seller won’t budge much on price, but they’re flexible on the closing date.
Maybe they won’t reduce the price, but they’ll address an issue found during the inspection.
Maybe there are appliances you’d love to keep.
There are often more ways to structure a deal than buyers realize.
The key is knowing what to ask for, when to ask for it, and what actually makes sense for your situation.
Because a great negotiation isn’t necessarily the one with the lowest price.
It’s the one where you feel like you got the best overall deal. 🏡
And that’s where having an experienced real estate agent in your corner can make a BIG difference.

😂 Not everyone will hire me as their real estate agent… and that’s okay.
People make mistakes. We live. We learn. We recover. 😂
But seriously, choosing the right agent matters. You want someone who will actually listen to you, know the market, negotiate hard, tell you the truth (even when it’s not what you want to hear), and guide you through the process from “Should we even do this?” to “OMG, WE SOLD!”
So if you’re thinking about buying or selling and want an agent who’s got your back…

25 years in real estate will teach you a LOT. 😏
And if there’s one thing I’ve learned, it’s that some of the advice you hear in real estate sounds good… until you’ve actually been through enough transactions to know better.
“Let’s just wait and see.”
“Go with whoever charges the least.”
“We need to renovate everything before we sell.”
“Let’s just throw in a low offer and see what happens.”
I’m not saying these things never work.
I’m saying real estate is rarely about taking the easiest or cheapest route.
It’s about having a strategy.
Knowing when to move.
Knowing when to wait.
Knowing what actually adds value.
And having an agent who can look at the whole picture—not just the transaction in front of them.
After 25 years, I’ve learned that experience isn’t about knowing everything.
It’s about knowing what matters. ❤️
And yes… there are a few opinions I’ll defend forever. 😉

I am incredibly honoured and humbled to have received the Gold Award. To be completely honest, I did not even know I had been nominated, which makes this recognition even more meaningful.

If I tell you this… will you still be my friend? 😂
Your budget is YOUR budget.
Not the house you wish you could afford.
Not the house your friend just bought.
Not the house you saw on Instagram.
And definitely not the house that makes you say, “Well… it’s only another $75,000.” 👀
Because “only another $75,000” has a funny way of becoming a MUCH bigger mortgage payment.
I will always help you stretch when it makes sense.
But I will also be the person who says:
“Nope. We’re not doing that to you.”
Because getting the keys to your dream home is exciting.
Being stressed every month because you bought too much house?
Not so exciting.
You hired me to help you find a home AND protect your best interests.
So yes… sometimes I’m going to be the voice of reason.
You’ll thank me later. 😉🏡
