📊 Sarnia-Lambton Market Update | September 2026 🏡

There’s no sugar-coating it, 2026 has been a slower year for our local real estate market. 📉 Year-to-date sales are down 5.4% compared to 2025, while total dollar volume is down 6.4%. September itself saw 136 sales, down 11.7% from last September. 📊

BUT… there is another side to this market, especially if you’re a BUYER! 👀

🏡 We currently have 722 active listings 🏘️, up 10.4% from last September, with 5.6 months of inventory. Homes are also taking a median of 28 days to sell. ⏰ Translation? BUYERS have OPTIONS and TIME! 🙌

I know it’s been said a lot, but it really is a good time to buy right now. 🔑 You can be picky. ✅ You can compare properties. 🏠🏠 You can include conditions to protect yourself. 📝 And depending on the property, you may have an opportunity to negotiate the asking price. 💰

And SELLERS, homes ARE still selling and values remain strong 💪🏡, but PRICING IS KEY! 🔑 The median residential sale price in
September was still $450,000, which shockingly was an actual increase of 1.1% over least September. 📈
