📊 September 2025 Market Snapshot — Winnipeg Region
Hot off the press: here’s what’s happening in our local housing market — good to know whether you’re thinking of selling or buying.
Total MLS® sales in the Winnipeg area for September: 1,391 units — that’s up ~12% from September 2024.
Active listings: ~3,704 properties, which is down ~8% year-over-year (tighter supply).
Average sold price (all property types): approx. $381,500, up about 5.2% year over year.
Detached home market:
~935 detached homes sold, up ~6% from last year.
Average price around $436,500, up ~6% year over year.
Condominium market:
~201 units changed hands, up ~16%.
Average condo price around $297,200, up ~7% year over year.
What does this mean? With sales up and supply down, we’re in a seller-favouring market (especially for well-priced, well-presented properties). If you’re thinking of selling, now might be a great window. If you’re buying, you still have options — but competition is real and being strategically priced & prepared matters.
