If you’ve been to their Langley location, you already know why we’re excited to have one right here in our neighbourhood.

For anyone who hasn’t tried it yet, hot pot is all about choosing your own ingredients, from premium meats and seafood to fresh veggies and all the sauces and toppings, then cooking everything in your own savoury broth.

It’s one of the most common things we hear when touring condos or townhomes: “ Wow! The strata fees are so low!” 🥳

And hey, we get it. Nobody wants to pay a high monthly fee if they don't have to. But in real estate, if something looks a little too good to be true, it usually is.

We always tell our buyers that a super low strata fee in an older building shouldn't make you celebrate, it should make you put on your detective hat. 🕵️‍♂️🔍

A low fee can often means the building is underfunding its Contingency Reserve Fund. They are keeping fees low today to keep owners happy, but they are kicking a massive financial can down the road. When the roof needs replacing or the elevators need an overhaul, there won't be enough money in the bank.

The result? A massive special levy bill handed straight to the homeowners.

A slightly higher, well-managed strata fee usually means the building is actively maintaining your investment, protecting property values, and building a safety net so you don’t get hit with a surprise bill out of nowhere.

When we work with buyers, we don’t just look at the granite countertops and the view. We dive into the strata documents, depreciation reports, and check the financial health of the building so you feel informed before moving forward.

The Queens finished the season with a 7–0 shutout over the Martinis in the championship game at ScotiaBarn in Burnaby. Not a bad way to end the season!
