I hope you had some time to rest and reflect this summer. 🍃
As kids head back to school and the weather starts to cool, let’s take a look at what happened in the real estate market this August:

✅ Sales: 5,211 homes sold through TRREB MLS, up 2.3% vs. August 2024.
✅ New Listings: 27,495 homes available, up 22.4%.
✅ Prices: Average price $1,022,143 – down 5.2% year over year.
✅ Market: Over 5 months of inventory → firmly a buyers’ market.
✅ Condos: 1,400–1,500 sales monthly, but oversupply keeps prices down 4.2% year over year.

🔎 More choice = more negotiating power for buyers. Even with lower borrowing costs, TRREB notes further relief is needed to get more buyers off the sidelines.

📊 GTA Real Estate Market Update – July 2025

Hello and Happy Summer! ☀️🌿

We just witnessed the best July sales performance since 2021 in the Greater Toronto Area! 🏠✨

✅ 6,100 homes sold – up 10.9% compared to July 2024
✅ Active listings hit 30,215 – up 26.2% YoY
✅ Months of inventory: 4.95 – edging back toward a seller’s market

📉 Lower home prices + 📉 declining borrowing costs = increased affordability

Buyers are finally stepping back in as the market begins to tighten. If this trend continues and we see further interest rate cuts, the housing sector could become a major economic driver in the months ahead.

📈 Condo sales also climbed this July:
🔹 1,576 sales (+6.3% YoY)
🔹 Prices down 9.4%, largely due to new construction supply hitting the market
