Most families don’t lose sleep over selling a parent’s home because it’s “hard.”
They lose sleep because no one told them the right sequence.

Most families sort of know the steps…but not the order that actually protects their parent, their relationships (hi, siblings), and the outcome of the sale.

This is the order I walk families through so nothing gets missed and nothing gets rushed. From getting everyone on the same page to protecting those crucial first 2 weeks on market.

There's usually one adult child who ends up carrying most of the weight when it comes to selling their parent’s home.

Not because they volunteered.
Just because they live closest.

And slowly the appointments, the contractor calls, the lawyer emails, the group chat…it all flows to one person.

When I say I coordinate everything, here’s what that actually means.

You’re not spending your evenings on hold with a junk removal company. Or chasing a contractor for a quote.

I handle: cleaners, repairs, junk removal, estate or contents sale, staging, photos, floor plans, showings, lawyer communication, utilities, moving coordination.

You make every decision. You just don’t have to run the entire operation on top of your own life.

Things my 20-year-old self would absolutely roast me for about my life now:

• Ex-server who used to get home at 3 am, now the guy who needs lights out by 11pm or the next day is a write-off.

• Grew up throwing myself down stairs and across ledges on my skateboard. Now I'm lucky if I can get out two times a week on either my road or mountain bike.

• Never played organized hockey, somehow assistant coaching my kid's select team.

• Lay out my protein shake setup the night before because apparently 'having breakfast ready' is who I am now.

A standard home sale is often straightforward: decide on a price, prepare the house, put it on the market, review offers and close.

Selling a parent’s home is different.

You’re trying to:
- Get everyone in the family on the same page
- Sort through decades of belongings
- Help your parent decide where they are going next
- Carry the emotional weight while still managing your own life

The families who struggle most are usually the ones told, ‘it’s just like any other sale.’ It’s not.

Some days it’s ‘we should probably think about moving.’

The next day it’s ‘we’re not going anywhere.’

We were expecting our second, and our little semi just wasn't going to cut it anymore.

For us, even after years of helping families move all over the GTA, the answer was clear: back to East Scarborough, close to where I grew up, and close to Highland Creek where Natalie's family is.

I’ve sold homes across the GTA for 17 years.

Condos, townhomes, detached homes, downtown, suburbs, everything.

But the ones in East Scarborough hit different.

Maybe it’s because I know these streets.
