I help Scarborough families navigate a parent's home sale with clarity and hands-on support, using my Guided Move Method so no one in the family feels lost, left out, or overwhelmed.

Forty years in one house adds up to more than furniture. It's the drawers of papers, the good dishes nobody used, the garage that has a story for every shelf. When it's time to sell Mom or Dad's place, it's the overwhelm of all the "stuff" that stops most families cold.

Not the listing, it's all the sorting.
What we tell people is you don't have to do it all in one weekend, and you don't have to do it alone. We help you break it into steps so it feels manageable instead of impossible. What stays, what goes, what gets donated, what a buyer actually needs to see.

There's no rush and no pressure to toss something you're not ready to let go of yet.

That's what the Guided Move Method is built for. It's the process we walk every family through so a huge job stops feeling like one giant pile and starts feeling like a plan. You can download it free using the link in my bio.

If you're staring down a house full of decades and don't know where to start, that's exactly the conversation we're good at.

Natalie's joining the Rouge Property Group 🥳
This one's been a long time coming. We've been talking about it on and off for ten years, and it goes back further than that. A looong time ago our brother-in-law Mario said Natalie and I would make a great real estate couple. That comment stuck in the back of our heads and never really left.

Natalie's spent years in the corporate world. She's left that world behind, and she's bringing that experience with her into this business. The way she thinks about operations and process is going to make us better at the work we already do.

A lot of that work lately is helping adult kids sell a parent's house. Figuring out what to keep and what to let go, timing a move into care or closer to family, preparing the home, and doing right by Mom or Dad without stepping on a sibling in the process. It's a lot for one family to carry, and it's rarely just about the house. Natalie's coming in on the operations side, which means the whole process runs tighter and nothing slips through the cracks while a family's got a hundred other things going on.

We do this across Scarborough, the Rouge, and beyond. There's a yin and yang to how the two of us work. Some of that comes from the business side and honestly a lot of it comes from being married. We balance each other out. I'm looking forward to building this with her.

And as a bonus our kids will get a front row seat to seeing that hard work and working as a team pays off. Glad you're here for it!

NOW SHOWING
If you've been scrolling condos in Scarborough that all blur together, this one is about how it can change your everyday life, not just the square footage.

Most first-time buyers and downsizers are stuck between paying for more space they don't really use, or squeezing into something that feels too small to live comfortably.

📍 238 Bonis Ave #523 sits in the middle: a 1-bedroom that keeps the payment and upkeep lighter, while still giving you a real bedroom, usable living/dining space, and a building that supports an active routine (pool, gym, sauna, gated community) without needing more subscriptions or more time.

It's the kind of right-size mode that lets you get into Tam O'Shanter without feeling like you've given up the feeling of "having a proper home" to make the numbers work.

Tam O'Shanter-Sullivan is a pocket with tree-lined streets, established buildings, and the golf course and walking trails just minutes away. You're close to Kennedy, Sheppard, TTC, and the 401, yet it doesn't feel like you're living on any of those busy corridors.

239 Bonis Ave, Unit 523 | 379,880 | MLS # E13587748

Family homes carry whole chapters of family history.

Sunday dinners, kids running through the halls, and summers on the front steps in Palmerston-Little Italy.

For one Toronto family, that chapter is closing at 308 Roxton Rd: a significant renovation project, sold as-is and offered at $1,100,000 for the next owner who sees both the memories and the potential.

| grew up on these streets in West Rouge & Centennial Scarborough.
Left at age 19, then chose to come back.

Now my kids are walking into the same school I did, hanging out at the same places, and hearing me point out every old skateboard spot and "that used to be my friend's house."

It's like watching my own childhood replay with a new cast.

Scarborough isn't just where we live, it's the place that raised me, and that place I get to raise them.

You can tell when a home has been lived in well.

This one was home to the same family for 48 years, on a quiet dead-end in Centennial where kids can still ride to the end of the street and back.

It's a four-bedroom back split, so everyone gets their own corner. A warm living room off the backyard, a finished lower level with real storage, and a large fenced yard backing onto mature trees.

Then there's the pocket it sits in. Good schools within reach, Rouge Hill GO for the commute, Lake Ontario and the walking paths just minutes away, Rouge Park and the zoo close by. The kind of place families settle into and stay a while.
Offered at $1,150,000.

We're holding open houses this weekend, Saturday July 11 and Sunday July 12 from 2 to 4pm. Come walk through, or reach out anytime and we'll find a time that works.

Most of what I do in a week never shows up in a listing description. It's the small stuff that gets handled so a family selling a home doesn't have to think about it.

That's what keeps a house feeling like someone still cares about it, because someone does, they just have their hands full right now.

If you're getting ready to sell a home and it's starting to feel bigger than you can handle on your own, that's usually where I come in, taking care of the parts you don't have time to think about.

07/01/2026

One phone call can sometimes move everything from
"we should think about this someday" to "we need to decide now."

The hard part isn't usually the house, it's all the decisions and the speed. Deciding whether or not to renovate, figuring out where Mom or Dad goes next, how fast it all has to happen, and it all comes at once while nobody's had a chance to catch their breath.

What I tell families who call me in that window is the same thing every time: you don't have to solve all of it this week. The decisions that get rushed in the first couple of weeks are often the ones people would handle differently with a little more room to think.

If your family's in that spot, reach out. We'll start with the next step, not the whole thing.

Yesterday was Father’s Day and it had me thinking about the timing of it all. I had my two later than most of the guys I came up with. 38 with the first, 43 with the second. So while some of them are booking driving lessons or sending their kids off to university, I’m still packing snacks and putting shin pads on before a skate.

It’s busy. Young kids who need you, work that doesn’t slow down, and the regular demands of life. Some days I feel the gap. Most days I feel pretty lucky I got here when I did.

If you came to this later than you planned too, you get it.
