With the Family Day Long Weekend over, it often signals the start of the spring market. Anecdotally, we’ve started to see showings and buyer interest pick up at open houses pick up the last couple of weekends.

Here’s the latest: January finished with 12,628 active listings (about 38% above the 10 year average) and 5,157 new listings, so buyers have options, but it’s still very “it depends” out there. Overall sales were 1,107, down 28.7% year over year, and the benchmark price is $1,101,900, down 5.7% year over year and 1.2% from December. This is why good value is getting snapped up while everything else sits.

In terms of trends, it’s still a multiplex market—many new townhomes are being built and are for sale. We have many options to consider for young families, downsizers and first time buyers. Reach out if you’d like to see some options.

Single family new builds remain limited, and pricing rewards buyers who are picky and prepared, especially for land value properties.
