Depreciation Report 📋🏢

If you’re buying into a strata property, this is one document you’ll want to actually read, not just skim. Let’s break it down 👇

🔑 What is it?
A depreciation report is a detailed study of a strata building’s common property and assets, like the roof, elevators, plumbing, siding, and more. It estimates their current condition, remaining lifespan, and the cost to repair or replace them.

🔑 What’s inside?
✅ A physical inventory of major building components
✅ Estimated remaining life for each one
✅ Repair and replacement cost projections
✅ Multiple funding scenarios showing how the strata could pay for future work

🔑 Why does it matter?
This report is basically a roadmap for what’s coming. A well maintained contingency reserve fund paired with a solid depreciation report means fewer surprises. A building that’s behind on maintenance or underfunded could mean special levies down the road 💸

🔑 What should buyers do with it?
Ask for the most recent depreciation report before removing subjects. Look at how old it is, whether recommended funding levels are being followed, and if any big ticket items (roof, envelope, plumbing) are coming up soon.

Bottom line: this document tells you a lot about a building’s future costs, not just its past 😌

📌 TERM TUESDAY | Title Insurance 🏠🔍

Ever heard your lawyer or notary mention title insurance during closing and wondered what it actually does? Let’s break it down 👇

🔑 What is it?
Title insurance is a one time policy that protects you against problems with your property’s title that a standard search might not catch.

🔑 What does it cover?
✅ Existing liens you didn’t know about
✅ Encroachments (like a neighbour’s fence on your property)
✅ Errors in surveys or public records
✅ Fraud or forgery in the property’s history
✅ Some permit or zoning issues

🔑 Lender’s vs Owner’s, know the difference!
There are actually two types, and this is where people get confused 👀

Lender’s title insurance protects the bank, not you. It’s required for most mortgages, and you pay the premium, but it only covers the lender’s financial interest in the property.

Owner’s title insurance protects YOU, the buyer. It covers your equity and ownership if a title problem shows up after closing. This one is optional, but it’s the policy that actually has your back.

Having lender’s coverage does not mean you’re protected. Without owner’s title insurance, you could be left covering legal costs or a loss on your own if an issue arises 😳

🔑 Why does it matter?
A lawyer’s title search shows what’s on record right now. But it can’t catch everything, especially older paperwork errors or hidden claims. Title insurance is your backup plan 🛡️

🔑 Do you need it?
Most lenders require their own policy for financing. Even if you’re paying cash, many buyers choose owner’s coverage anyway for peace of mind. It’s usually a small one time cost paid at closing, and it protects you for as long as you own the home 💰

Bottom line: know which policy is protecting who, and don’t assume you’re covered just because your lender is 😌
