Victoria, we’ve got four days to enjoy some fall fun, catch up with loved ones, eat our weight in turkey and pie, and squeeze in a few outdoor adventures. 😉 Here’s what’s happening around town:

🏃 Royal Victoria Marathon Weekend | Oct 9 to 11
📍 Downtown Victoria & Oak Bay
The 5K and Kids Run kick off Saturday at Willows Beach, with the 8K, half and full marathon on Sunday. Even if 42.2 km sounds like your nightmare, cheering on the runners is a great way to spend a morning. 👏

🎃 Pumpkinfest at Galey Farms | Oct 9 to 12 | 8 am to 6 pm
📍 Blenkinsop Road
Pumpkin patches, corn mazes, hayrides and train rides. You can absolutely justify taking home more than one pumpkin. 🍁

🎭 God Is a Scottish Drag Queen | Fri, Oct 9 | 7:30 pm
📍 McPherson Playhouse
Sass, satire and irreverent humour. Definitely not your traditional Thanksgiving entertainment! 😂

Material Latent Defect

It sounds complicated, but it’s an important term for both buyers and sellers to understand.

BCREA defines a material latent defect as a material defect that cannot be discovered through a reasonable inspection of the property. It can include a defect that makes the property dangerous or potentially dangerous, unfit for habitation, or unfit for a purpose the buyer has made known. It can also include circumstances involving significant repair costs, certain government notices, or missing required permits.

So what does that mean in real life?

A latent defect is essentially a problem that isn’t readily visible or discoverable through a reasonable inspection.

A material latent defect is a more significant issue that could affect the safety, use or value of the property.

Examples can include:

🔎 A serious structural problem hidden behind walls
💧 A significant hidden water or moisture issue
🏗️ Missing permits for work that requires them
⚠️ A known condition that could make the property dangerous
💰 A hidden defect that would involve a major expense to remedy

Why does it matter?

Sellers and REALTORS® have disclosure obligations when they become aware of a material latent defect. BCREA notes that these defects generally need to be disclosed in writing before a buyer enters into an agreement to purchase.

For buyers, it’s also a reminder that due diligence still matters. A home inspection, reviewing property documents and asking questions can help uncover issues before you commit to the purchase.

📊 September Market Stats Update 📊

Victoria’s market just took a notable turn. Here’s what the numbers from VREB say:

🏡 Total sales: 463 properties sold, down 16.4% from September 2025 and 21.7% from August

🛋️ Condos: 137 sold, down 11% from last September

🏠 Single family homes: 239 sold, down 17.3% from last September

📈 Active listings: 3,811, up 4.1% from August and up 3.2% from September 2025

💰 Single family benchmark price (Victoria Core): $1,280,100, down 2% from last year and down from $1,301,800 in August

🏢 Condo benchmark price (Victoria Core): $547,800, up 1% from last year and down from $553,600 in August

What does it mean? Inventory outpaced sales to a degree we haven’t seen in many years. Excluding the early pandemic months, this is the first buyer’s market since January 2015. VREB Chair Fergus Kyne cautions that one month does not make a trend, and conditions could shift again in the months ahead.

🔑 Buyers: Selection is strong right now, and inventory generally thins out heading into winter. If you’re qualified and ready, this could be a great time to look.

Well, Victoria, we’ve officially arrived at pumpkin season, cooler mornings and that lovely time of year when a sunny afternoon still feels like a little gift. And there’s plenty happening around town this weekend to make the most of it.

Here are a few things happening this weekend:

🎶 BreakOut West | Oct. 1–4
📍 Various venues around downtown Victoria
More than 55 artists and bands are taking over venues around the city for Western Canada’s music industry festival. If discovering a new favourite band sounds like a good Saturday night, this one is worth checking out. 🎸

🍁 Luxton Fall Fair | Oct. 2–4
📍 Luxton Fairgrounds, Langford
Sat: 12–10 pm | Sun: 12–9 pm
A proper fall fair with midway rides, agricultural displays, animals, food, games and plenty of old fashioned family fun. Basically, a little bit of country right in the middle of the West Shore. 🎡

🌊 One Wave Gathering | Saturday, Oct. 3 | 11 am–3 pm
📍 Royal BC Museum
A free celebration of Pasifika and Indigenous voices featuring live music, cultural art and conversations around culture, community and climate resilience. A lovely way to spend part of your Saturday at the Inner Harbour. 🌿

Fall in Victoria wouldn’t be complete without apples! Head to Ross Bay Villa for a celebration of the harvest, heritage gardens and all things apple. 🍏

📍 Starlight Stadium
Doors open at 6 pm
Saturday night football! Head to Langford to cheer on the Rebels as they take on the VI Raiders. Grab a seat, bundle up a little and enjoy the atmosphere under the lights. 🙌

🍺 And of course…it’s Victoria.
There’s always a farmers market, a walk along the waterfront, a cozy coffee stop, a little fall shopping downtown or somewhere to enjoy that last bit of patio weather.
Basically, October has arrived and we’re easing into it nicely.
