What happened in the Greater Victoria real estate market in May? 🏡

The biggest story was inventory.

In May 2026, Greater Victoria saw 713 properties sold, up from April, but slightly down compared to May 2025. At the same time, active listings reached 4,029 at month-end, marking the highest inventory level the region has seen in 11 years.

More inventory does not mean the market has stopped. It means buyers have more choice, sellers have more competition, and strategy matters more than ever.

For buyers, this market may offer more breathing room to compare homes, review documents, and make thoughtful decisions.

For sellers, pricing, presentation, preparation, and positioning are becoming even more important. Homes that stand out from day one are still attracting attention, but buyers are looking more carefully at value, condition, location, and long-term costs.
