Every real estate deal has its twists… but this one was downright supernatural. šŸ‘»

After her client fell in love with what seemed like her dream home, they learned the sellers had reportedly seen deceased family members wandering around the house.

Just wanted to share a little strategy that's worked wonders in helping our kids grow strong and independent.

We believe it’s super important to teach kids the skills they need to do things for themselves and feel confident talking to others.

Here are some steps we took with our kids that might help you too:

1 - Start Small with Safe Tasks:

For example, we encouraged our kids to order their own meals at restaurants. It might seem simple, but for shy little ones, this builds confidence! You can do the same by having them say what they want or pay for small items at the store.

2 - Teach "Helpful Strangers" vs. "Unsafe Strangers":

Kids should know the difference between strangers who can help (like cashiers, teachers, or people working in stores) and those they should avoid. We practiced with our kids, explaining that a "helpful stranger" is someone whose job is to help, and they’re safe to talk to if they need anything.

3 - Build Decision-Making Skills:

We gave our kids small choices to make—like picking what to wear or what snack to have. Letting them choose helps them trust themselves to make good choices, even in new situations.

4 - Celebrate Every Success: When our kids did something new, like ordering on their own, we celebrated their bravery. It’s such a big step for them, and the praise makes them feel great about trying again!

5 - Practice Conversations: To make them comfortable, we practiced talking with them. Sometimes we’d pretend to be a cashier, and they’d practice asking questions or saying what they want. They loved the role-play!

Remember, it’s all about going one step at a time and building up those small wins.

As the kids grew, the house started feeling smaller and smaller. 🧸Toys were everywhere, closets were bursting with stuff. It felt crowded like there was nowhere to play. šŸ’šŸˆ

Now let's make sure the deal closes.

Next steps...

The buyers may be a little anxious while waiting for their financing to clear, and they might want to do a home inspection.

I’ll manage all the conditions for you and keep you informed along the way. Once everything is finalized, I’ll send the paperwork over to your mortgage agent and lawyer to wrap things up.

While your home is de-staged and you start packing, I’ll stay in touch with the buyer’s agent to make sure there are no surprises.

I’ll also manage the buyer’s visits and make sure everything goes smoothly.

When it’s time to sign the final paperwork, your lender and lawyer will reach out to you.

Then, it’s the exciting moment—keys are exchanged!

Moving day is here, but that’s just the beginning.

After you settle in, you might need some help with organizing or additional services.

Over the years, as you keep up with maintenance and updates, I’ll check in annually to make sure you know how much equity you’ve built in your home.

šŸ” Meet Stephane and Sarah – my super sweet, nervous, want to be educated - first-time buyers!

They were so excited to buy their very first home.

I met them at an open house back in March.

They were looking for someone who really knew the market and could help guide them through this brand-new journey.

They were calm and easygoing, but they also wanted to understand all their options.

Stephane had a condo in Toronto that he was selling to a friend, so we started by figuring out what it was worth.

Then we talked about down payments and all the other costs that come with buying a home.

Next, I connected them with a great mortgage agent.

She helped them get approved and showed them different mortgage choices.

Even though they were approved for a higher amount, they picked a price range they felt comfortable with.

Smart move!

After just a few weeks of house hunting in the neighbourhoods they loved, we found a perfect home.

We moved fast—putting in an offer before any other agent—and I negotiated a great deal for them!

The home inspection went really well, their mortgage got the green light, and we officially closed the deal in June.

With the new season, I’m slowly shifting from my summer outdoor routine to my winter hibernating routine:

Morning: A couple days a week, you'll find me at Orange Theory Fitness. This always gets me ready for the day. I start off with one of 3 breakfast meals. Oats and berries, Eggs and sourdough bread, or my spinach/ blueberry smoothy.

Workday: Morning emails and phone calls, office meetings, and client visits take up most of my days. And of course, marketing is a big part. I move from sitting and working outside to 1 of 3 places. My home office, the basement (which sounds funny, but I love my basement and the quiet it brings), or my Whitby office (where stimulation from colleagues brings on new energy).

Evening: It's soup-making season. I love asparagus soup with lemon and my classic butternut squash soup. I make a variety of soups and chili, and have a frozen selection saved for lunches. As the days get shorter, I'm settling into Netflix very easily with a big fluffy blanket. If I'm not visiting clients, I head to the BARE yoga studio for a stretch in the hot studio. The heat feels so good right before bed.

It kind of feels a little like going ā€œback to schoolā€ — gardening tools have been put away and I'm starting fresh with new habits. I'll be honest, I love all the seasons. I welcome the change in temperature and colours. I thrive on the new energy it brings. I really enjoy going back to old routines.
