September did not tell just one market story. 🏡

While fewer homes sold compared with August, the average sale price increased and more than half of September’s sales finished above asking. At the same time, 16 homes sold below asking, showing that results still varied significantly from one property to another.

Here is the monthly recap:

🏡 40 homes sold, compared with 56 in August
💵 Sale prices ranged from $283,000 to $1,245,000
📊 Average sale price: $444,043, up from $415,000 in August
📉 16 sold under asking, compared with 28 in August
➖ 3 sold at asking, compared with 1 in August
🔥 21 sold over asking, compared with 27 in August
💰 Over-asking amounts ranged from $100 to $200,000
🆕 31 new listings, compared with 53 in August
❌ 3 listings expired during the month
📅 Average days on market: 13, compared with 15 in August

For sellers, the increase in average sale price and the number of over-asking sales are encouraging. However, the 16 homes that sold below asking remind us that pricing, preparation, presentation, and marketing can make a meaningful difference.

For buyers, fewer new listings may mean less selection, but not every property is selling above asking. The right offer strategy should be based on the individual home, its condition, recent comparable sales, and the competition surrounding it.

Market statistics provide helpful context, but your own buying or selling plan should always be built around your specific property, neighbourhood, and goals.
