If you’re buying or selling a mobile home built from 1970-1990 beware! You may not get insurance and most banks won’ finance one unless its newer than 15 years.
Given my background in real estate, this is important!!
• Poly-B piping can kill financing.
• It can void insurance binding
• It often becomes a deal-breaker unless replaced

Poly-B (Polybutylene) piping is a type of plastic plumbing pipe that was widely installed in homes—especially mobile and manufactured homes—from the late 1970s through the mid-1990s.

What is Poly-B piping?
• Made from polybutylene plastic
• Usually grey, sometimes blue or black
• Commonly stamped “PB”
• Used for hot and cold water supply lines

At the time, it was cheap, flexible, and easy to install—ideal for mobile homes.

Why is Poly-B a problem?
Poly-B degrades over time, especially when exposed to:
• Chlorine and chloramines in municipal water
• Heat from hot water lines
• Water pressure

Instead of failing slowly, it often Splits or bursts suddenly
• Fails without visible warning
• Causes major water damage

Many failures happen inside walls, so leaks can go unnoticed until damage is severe.

Why insurers often refuse to insure mobile homes with Poly-B

Insurance companies look at risk and claim history, and Poly-B has a very poor track record.

Common insurer concerns:
• 🚫 High frequency of catastrophic water claims
• 🚫 Unpredictable failure
• 🚫 Expensive repairs and mold remediation
• 🚫 Mobile homes already have higher water-damage risk due to tighter construction and limited access to plumbing

As a result, many insurers will:
• Refuse coverage entirely
• Offer coverage only if Poly-B is fully replaced
• Exclude water damage from the policy
• Charge significantly higher premiums

Why mobile homes are affected more often
• Poly-B was heavily used in manufactured housing
• Plumbing runs are often concealed and compact
• Repairs are more disruptive and costly
