Residential Architecture
Phase 1 - Planning Submission
The amount of work at this stage will vary, depending on the complexities of the site and proposed plans. A permitted development application requires less work than a full planning submission. Listed building and conservation area applications require more information.
Some planning authorities encourage a pre-application consultation. They charge for this service (including reviewing plans and visiting your site), it usually takes approximately 4 weeks for their response.
Once your application is validated, the council write to neighbours allowing them the opportunity to comment. It usually takes at least 8 weeks for an application to be determined, subject to amendments.
As part of our service, we monitor your application and respond to any queries or requests for information the planning officer may have. It is usually around week 6-7 of the 8 week process that the planning officer requests a site visit. We will liaise with you regarding access and advise whether or not we need to attend as well.
Most applications are determined by the planning officer and signed off by their manager. If your property is listed, the conservation officer’s comments will take precedent over the planning officer.
If significant objection to the application is raised it is likely the application will be reviewed by committee. If someone registers to speak against the application, we will have the opportunity to speak in favour.
Once an application is approved, the consent is typically accompanied by conditions. Standard conditions require the consent to be started within 3 years and to be in line with the drawings. Other conditions may relate to materials, landscaping and construction methods.

Residential Architecture
Phase 1 - Surveys & Feasibility
Before starting the design process we carry out measured surveys and commence feasibility studies.
This is an exciting phase where we explore ideas, layouts and concepts. We usually present a few ideas for you to consider, with variations in size, complexity and cost.
Once agreed, we develop the design in plan, section and elevation - considering the practicality of how it will al come together. There is lots to consider at this stage, including how the plans will impact your community and interact with the local environment.

Residential Architecture : Phase 1 - Initial Brief

Considering a new build or renovation project? Over the next few days we will outline what to expect & how we help realise your vision.

You meet one of our senior creatives to discuss your project brief, which will often evolve as the project progresses.

This initial brief starts with your aspirations and considers timescales, planning constrains and budgets.

Preserving the environment is integral to everything we do, so we will encourage you to consider how to ensure your project is low carbon, low energy and sustainable. We are proud AECB members & uphold this in all we do.

What.
We create wonderful buildings and spaces.
The practice is increasingly involved in regeneration in all its forms. From the more subtle and discrete, to the most overt and encompassing.
No matter the context, the same desire pervades - to leave a positive, lasting legacy that is timeless and joyful.

Internal restoration works to a grade 2 listed maisonette. The property had previously lost many of its original features due to a previous unlawful refurbishment. Our application restored original staircases, flooring, handrails, skirting, picture rails, cornicing as well as works to the communal areas to provide a benefit to all of the residents.
