Barry lost his dear friend, Derek Paterson in July.

He and many of Derek's friends will be walking Edinburgh's 7 Hills in his honour on Friday.

They have just smashed through the £5000 mark, which is a testament of how much Derek was loved. This was a charity he was 100% committed to and we would love to urge any of our followers with some spare pennies to donate.

The weather forecast is typically end of August for Edinburgh with 100% rain and thunder and lighting.

Following last week's post welcoming Iona to the long lets team, we are pleased to introduce Michael Summers as a fellow graduate lettings assistant, to the team!

Like Iona last week, Michael has impressed on his first few days. Whilst he has not suffered the manual labour that Iona did in her first week, Michael has taken on tenant and landlord messages, gaining quick familiarity with our systems and is already contributing insightfully as issues are raised.

Barry is very happy with progress and we look forward to having two new Evergreen-indoctrinated staff members, who will go above and beyond to give Landlords and Tenants alike, the very best service of any letting agent in Edinburgh.

After the sudden departure of both Lina and Magda, Barry has been alone in the Long Lets department for a couple of months. Whilst enjoying being back at the coal front, and hoping service levels did not drop, it became apparent, especially with his penchant for holidays, that help was needed.

After a successful search, we are pleased to say we have hired two Graduate Lettings Assistants who Barry can mould in his own image! 😉

Iona Benvie started on Tuesday and is off next week, due to pre-arranged holidays, and Michael Summers starts on Monday. Both will hopefully benefit from some one-to-one time with Barry before embarking on full training, leading to the coveted and required Industry Lettings Qualifications.

Iona has got off to an absolute flier and has been lifting lamninate, attending tenant check-ins, dump runs, and systems familiarisation.

The People Awards for allAgents allows smaller agents like Evergreen to shine. Whilst we were all proud of gaining SILVER in Edinburgh and BRONZE in Scotland for Letting Agent Bronze, we were competing with much bigger companies who could pool all of their reviews.

These People awards recognise the individual reviews, which ultimately shows that Evergreen's people punch highest in Edinburgh.

I want to send my personal thanks to Denise Robertson for her continued dedication to Evergreen and to Matthew Bringloe who is making a big difference in Glasgow!

Denise would also like to thank Vili and the out of hours team, who give our guests and landlords the supoort and service they require!

Spring into Summer

We’ve been looking at our Spring into Summer performance with our dedicated managers at Airbnb and Booking recently, as well as our own.

Despite the difficulties faced by the sector, and they are real, the demand is there - it just needs to be captured!

Across those, over the last few months:

~1,400 bookings
~£1.45M in guest spend
£300k+ coming in most months

Which is good.

But it’s not really about the numbers.

It’s about what sits behind them.

Pricing that actually moves.
Listings that get tweaked, not left.
Guest communication that doesn’t fall off at weekends.

None of it is particularly glamorous — but it makes a difference.

Most Airbnb properties don’t underperform because they’re bad.

They underperform because they’re not actively managed.

If you’ve got a licensed property and feel like it could be doing better, you’re probably right.
