Our Measured Building Survey offering has been well received by clients over the last couple of years. With our in-house laser scanning capability, we're able to 'digitilise' their building projects, and provide highly accurate dimensional data in both 2D and 3D.

Combined with Georeferencing, we can provide these in a real world setting, with precise AOD height information.

Blackacre are evolving.... It's been a busy two years since we started in 2020. We have been fortunate enough to see exciting growth of the company with some great clients coming through the door. Now, we are incredibly pleased to be offering a number of valuation services from Tax Valuations to Lease Advisory services.

We did a Listed Building Survey on this old Malthouse in Kent last week which was lovely to see. It was converted in 2001 (after sitting unused for 50 years) and is packed with original features.

The stowage is now a living room, the kitchen is on the drying floor and although many of the kilns have been removed, the remaining two were lit up and look great. A real pleasure.

Listed Building Survey on a part timber frame cottage last week in the Southdowns.

A good example of the incompatibility of modern non-breathable materials when used in old heritage buildings.

Here, the original 16th century Oak frame has been infilled with modern brickwork using cement mortar. Its also been painted with a tar-like finish, both of which are preventing water from escaping, therefore softening and decaying the timber.

Solution: Use breathable materials, lightweight panels, lime, linseed oil etc.

At this time of year, many of our clients are experiencing unknown damp problems and don't know why or where they are coming from.

Most of the time this will be due to condensation, occurring on colder surfaces within the property which are reaching the Dew Point.

A recent survey using our thermal imaging camera highlighted cold spots in the property prone to condensation, including the plaster adhesive of 'dot and dab' dry lining, fixed to an external solid wall, effectively acting like a heat sink.

What a shame! Modern cement re-pointing and ‘repairs’ to this Grade II Listed, garden boundary wall has directly caused the soft brick to become excessively damp and deteriorate.

Old bricks are softer and more porous, so repairs need to be made with a breathable Lime Mortar as they were originally. Moisture can then evaporate via the mortar joints rather than the brick.

Its not often you come across an ‘Ancient Lights’ sign particularly outside of London, this one was to a Georgian cottage in Sussex. Although it has no legal implications it is a warning to neighbours that a Right to Light exists.
