It seems simple right? Make your property as attractive as possible before hitting the market and you will sell quicker and for a higher sum?
Well it's not quite that straight forwards.
Whilst a full redecoration, or newly fitted Kitchen will certainly look more appealing, as the value of a property increases the breadth of your potential buyer pool often falls. Particularly in a market currently dominated by buyers who are conscious of mortgage rates, many see a higher appeal to lower value homes with a potential to improve themselves, with the added advantage of getting the chose the exact new sink shape or carpet colour they wish, and they are not as highly leveraged by a lender.
It can be the case that costly renovations add no more value to your home than the funds spent on the works, whilst also slowing down your expected rate of sale when launching into a more premium and therefore smaller market. However, certain improvements to key areas can ensure your homes stands out against the crowd or has the "wow" factor that allows more leverage in price negotiations meaning your value add can be many times more than the sum spent.
