📊 BRENTWOOD PROPERTY MARKET: HAVE BUYERS JUST WOKEN UP?

Last week 32 homes went under offer in Brentwood — a huge 128.57% increase from just 14 the previous week. 🔥

After a quieter end to summer, that’s an encouraging sign that buyers are returning to the market. But dig deeper and the picture becomes more interesting…

Compared with the same week in 2025:

🏡 Stock: 1,093 — UP 2.24%
🆕 New listings: 44 — DOWN 12%
🤝 Sales agreed: 32 — DOWN 27.27%
💷 Price changes: 51 — UP 21.43%
👀 Online views: 62.7 per day — UP 28.75%

So what does this actually tell us?

SELLERS: Buyer attention is clearly there. Online viewing activity is almost 29% higher than last year, and sales have more than doubled from the previous week.

But buyers aren’t buying everything.

Price changes are up 21%, while sales agreed remain 27% behind the same week last year. That’s a warning against assuming increased buyer activity means you can simply name your price.

The buyers are there — but they are price sensitive.

With 1,093 properties available, your home still has plenty of competition. Pricing, presentation and creating urgency from launch really matter.

BUYERS: Don’t mistake a more price-sensitive market for a market where nobody is buying.

32 sellers found buyers last week.

With fewer new properties coming to market than this time last year, waiting indefinitely for the “perfect” home or a dramatic fall in prices could have consequences — particularly if mortgage affordability improves and more buyers enter the market.

The question for both sides is:

Are we seeing the beginning of the traditional autumn market? 🍂

One week’s figures don’t make a trend, but a 128% jump in sales and 29% increase in online interest are certainly numbers worth watching.

My view? Brentwood isn’t a market to fear — it’s a market you need to understand.

Three properties. Three first-time buyers. Three new chapters. And one very happy seller.

Our clients purchased three properties a number of years ago as rental investments. Having previously marketed all three with other agents without achieving the results they hoped for, they entrusted us with a fresh approach.

12 months later, all three have now successfully completed — each one sold to a first-time buyer. 🏡

📉 BRENTWOOD MARKET UPDATE | 30 AUG–5 SEP

Just 14 sales agreed across Brentwood last week, compared with 44 during the same week in 2025 — a fall of 68.18%.

Yet buyer interest is rising. New listings increased 51.22% and average daily online views per property jumped 41.63%.

More people are looking. Far fewer are committing.

👀 Daily views: 66 (+41.63%)

SELLERS: Are buyers rejecting the market, or your asking price?

More views do not automatically mean more offers. Buyers are comparing properties carefully, calculating mortgage payments and questioning whether a home represents value.

With more fresh listings and price adjustments, launching too high and hoping buyers catch up could mean losing your most valuable marketing window. Accurate pricing, presentation and proactive marketing matter.

BUYERS: Is waiting really saving you money?

There is more fresh choice and potentially greater negotiating room, but not every seller is desperate. The right home, priced correctly, can still attract competition.

Consider the cost of waiting against your rent, mortgage affordability and long-term plans. Don’t rush because of fear, but don’t assume every property will become cheaper either.

THE BIGGER PICTURE

Borrowing costs and economic uncertainty continue to influence confidence. Buyers want certainty over monthly payments, while sellers need to understand what today’s market will actually support.

One week does not prove a crash, but a 68% fall in sales agreed cannot be ignored. The coming weeks will show whether this is a temporary slowdown or a more sustained change.

The market is not one-size-fits-all. Your road, property type, price bracket and competition matter far more than a headline alone.

🏠 CM14 vs CM15: where does your money buy more space in Brentwood?

One of the simplest ways to compare property value is to look at price per square foot — essentially, how much you’re paying for the actual living space inside the home.

📍 CM14�Average asking price: £486 per sq ft�🏢 Flats: around £453 per sq ft�🏡 Houses: typically £500+ per sq ft

📍 CM15�Average asking price: £484 per sq ft�🏡 Semi-detached homes: around £504 per sq ft�🏘️ Terraced homes: around £478 per sq ft

So overall, there’s remarkably little between the two postcodes — just £2 per sq ft on average.

But that doesn’t mean every property offers the same value.

A 1,000 sq ft home at £486 per sq ft equates to around £486,000, so relatively small differences in £/sq ft can become significant as properties get larger.

And remember: price per square foot is only part of the story.

Road, condition, plot size, parking, schools, station access and even which side of Brentwood you’re on can all influence what buyers are prepared to pay.

🔑 COMPLETION DAY | Mosbach Gardens, Hutton 🏡🥂

This is the bit of estate agency I never get tired of.

A few months ago, Mosbach Gardens was a property we were preparing to bring to market.

Today, it’s someone’s first home. ❤️

Seeing our first-time buyers standing outside their new front door with the keys in their hands is what all the viewings, negotiations, surveys, solicitors and inevitable little stresses along the way are ultimately about.

It’s not really about a house changing hands.
It’s about that moment when someone walks through the door and thinks…

“This is ours.”
