If I wasn't in real estate, I'd probably have a shop. Art, objects, interiors, something built around spaces that feel considered rather than decorated.

Which is really what I already do, just through other people's houses instead of my own. Getting a home market ready and putting a bit of life back into it, is my favourite part of the job.

There's a question every vendor wants to ask and doesn't. It's almost always about the price.

When I bring you the appraisal, I bring recent sales too. Hard, factual numbers of what's actually sold on your street. We go through those comparable sales one by one until we're both looking at the same picture.

When I meet a vendor, I talk them through the whole selling process. When to sell is one of the most common questions I get, and the answer's different every time. But I always end with the same thing: what I would do if it were my house.

First question I ask before any renovation: why are you doing it, and how long are you staying?

Renovating to live in it for a decade, add your own personality. Renovating to sell soon, keep it neutral, but not bland and boring.

Keep the character if the house has it: leadlight windows, sash windows, wooden floorboards, ceiling roses, archways.

The real objective is not ostracising a future buyer. Be sensible, and listen to your agent about what to avoid.

In Ponsonby, Grey Lynn, Saint Marys Bay and Herne Bay, a villa sits at the top of the pecking order. Walk down any of these streets and you'll see why.

The first thing I check is the flooring and the foundations, whether anything's moving. Then what's left of the original character: ceiling roses, wooden floors, fireplaces, sash windows, leadlights, a good front door.

Finally, I look at how it's been renovated. Has it been extended out the back, and how does that flow now.

I used to only deal with agents I liked and trusted, so it caught me off guard the first time I sat across from someone who was bracing for a pitch. Being a Psychotherapist taught me how to read a room quickly. Most people relax once they realise I'm not there to perform.

An empty room is hard to sell and even harder to photograph. Nobody can picture how big a bedroom is with no bed in it.

Staging isn't about hiding anything. It's about giving buyers a feel for the scale of a room, and giving the whole house a cohesive look.

If you've been in your home twenty or thirty years, that cohesive look tends to fade. Sometimes all it takes is remaking a bed, editing what's already there, bringing it back up to date.

My assessment of a home starts before I've even parked the car.

In the first thirty seconds, from the car to the front door, most buyers have already made up their mind. They want something that looks cared for. If the gardens have gone wild or the house needs a wash, that's the first thing they'll notice.

I make sure everything's tidied up before a buyer reaches your front door, so there's no friction once they're through it.

Before real estate, I had two other careers. Twenty years as a graphic designer at TVNZ, then eight years as a psychotherapist. People tell me that's a strange path into property. I don't think so.

Being a therapist taught me to listen. Properly. Not wait for my turn to talk. When you actually listen, people relax, and they tell you what they really need, not just what they think they should say.
