30 Churchill Road has now sold.
And it’s one of those sales that says a lot about the market we’re in.
From the outside, 100 days on market can sound like a long campaign.
But this one is a good reminder that a great result doesn’t always happen quickly.
Based on what we can see, 30 Churchill Road achieved the highest sale price ever recorded in the street.
It also looks to be the highest sale price in Judea in the last two years.
A result we’re really proud of.
The part I keep coming back to is what happened before the property went live.
Documents were ready.
Staging was sorted.
Photos were given proper time.
Buyer questions were thought through early.
The campaign had a clear plan from the start.
Once we launched, we had multiple offers and multiple agents bringing buyers through.
There were also plenty of conversations around where the value sat, which is pretty normal in this kind of market.
Some homes are sitting.
Some are being withdrawn.
Some are still achieving fantastic prices.
30 Churchill Road was one of those sales that reminded me why the quiet work before launch still counts.
It took 100 days to sell.
But a lot of the result was shaped before day one.
