If I were buying my first home in Ankeny, West Des Moines, or anywhere in the Des Moines metro today, these are the things I’d focus on first. 🏡

It’s easy to get caught up in the fun stuff—paint colors, countertops, new furniture, and the perfect layout.

But before all of that, I’d want to make sure I had a clear plan.

I’d understand the full cost of buying, get pre-approved before I started touring, choose the right neighborhood for my lifestyle, and never skip the inspection.

And I’d absolutely keep some money in the bank after closing. Because as every homeowner quickly learns… there’s usually something that comes up. 😉

One little home-buying detail that’s helpful to know ahead of time 🏡

If you go under contract in September and close in October, your first mortgage payment is typically not due until December.

At closing, you’ll pay the interest for the remainder of October & November upfront. Then your regular mortgage payments begin the following month.

It’s one of those small details that can easily get overlooked when you’re thinking about inspections, financing, packing, moving, and everything else that comes with buying a home.

Knowing these details ahead of time can make it much easier to plan for your closing costs, moving expenses, and first few months in your new home. 🤍

There are so many parts of the home-buying process that I believe are worth explaining before they become a surprise. My goal is always to help you feel informed, prepared, and confident about what comes next.

This career has given me so much more than I expected, and it has also asked more of me than I expected. Both are true. 🤍

Quick question: what’s one word you’d use to describe this year so far?

For a lot of people, “stressful” probably comes to mind. And when so much feels uncertain, it’s easy to start second-guessing plans you were already considering—including a move. 🤍

But here’s something I think is worth remembering: the housing market has actually been pretty steady.

🏡 Home prices have remained relatively consistent.
🏡 The number of homes for sale is staying close to where it was last year.
🏡 Mortgage rates have continued to stay within a fairly familiar range.

And there’s a benefit to a steady market—you can plan.

You don’t have to wait for everything to feel perfect or predictable. You can look at your budget, your goals, and your timeline and make a decision that feels right for you.

If you’ve been thinking about buying or selling but aren’t sure what today’s market looks like compared to the one you remember, I’m always happy to talk it through with you. 📲

A little glimpse into my Friday ✨ A day in the life..

🏊‍♀️ Helped fuel + feed the Ankeny girls swim team at 6:30AM
☕ Breakfast with a friend
🏡 Pulled signs from 2 homes that CLOSED
💻 Quick stop at the office to check emails + send out docs for signatures
💰 Picked up checks from the two closings
📄 Dropped off an abstract & checks at the corporate office
🔨 Checked out my investor’s next flip project
⛳ Ended the night with a little trailer park-style golf fun 😂

Fast-paced, a little chaotic, and never boring. Real estate + life around here… no two days ever look the same!

And what didn’t make the video… I somehow drove without my keys. 🤦‍♀️ Didn’t realize it until I shut my car off and suddenly wasn’t going anywhere. 😂 Huge thanks to my friend Lynn Augspurger for rescuing me while I sat sweating in my car going over a home inspection with buyers.

Just another Friday. 😂🏡
