Did you know that governmental agencies, individuals and tree professionals use different colors on trees to communicate a message? Each state message may be different so these are not set in stone.
RED-----horizontal lines can mean that tree is prep for timber sale

WHITE--white paint can protect a young tree from sunscald. A white ring can also mark a tree for hikers.

PURPLE- purple can be used to mean STAY OFF THIS PROPERTY
It can be purple paint, purple tape or a purple cloth.

ORANGE-can mark trees that are to be cut down. A row of orange painted trees can also show land boundaries.

BLUE----blue can indicate boundary lines. An all blue tree, painted blue from the top to the bottom can be in support of an organization called, BLUE TREE PROJECT. They are a charity that focuses on mental health

ASSUMABLE LOANS
I received a question last night. A friend wanted to know what was an assumable loan because she saw she could get a 2.75% interest rate by doing this.
An assumable loan is just that. You can take over the loan and all of the terms of the current owner.
You have to qualify with their lender, it has to go thru underwriting and you have to be able to take care of the gap.
What I mean is this:
Let's say this was a $350,000.00 original loan. Let's say the balance on the loan is now $200,000.00. The gap is $150,000.00.
You will need to pay the current owners $150,000.00 cash or possibly a second (according to the equity in the house).
Once the lender approves everything, you go thru closing and the current owner is completely relieved of that loan.
This method of buying also works great for divorces, death, etc.

Can you believe this is a metal roof? This roof is stone coated and can give the look of shingles, tile or wood. They are extremely durable, resists hail, fire and winds up to 120 MPH. I really like these, what are your thoughts?

Homes will also include invisible glass that automatically changes transparency, robotic storage systems, retractable roofs etc. These are not just future thoughts, these things are here and some are actually affordable. AI will learn daily routines and adjust lights, climates as needed.
I feel we are going to feel outdated in our regular homes within the next few years. LOL

DO NOT THROW YOUR LOGS INTO THE FIREPLACE. The ceremic inserts are easy to crack. Once they crack, you risk a fire getting behind the panels. This fireplace has hairline cracks in the back right side and bottom. They are going to have to be replaced before this closing. The owner, myself and her contractor have been looking for the parts since last Thursday, we finally found them but the expense is more than you want to hear. Finally we found the cheapest company of all the companies we have talked to, it is going to be $1,250.00 . KEITH PORTER FIREPLACE IN JEFFERSON. We were about to drive all the way to purchase them in Alpharetta, bring them back (pray they do not crack on the way back) cut them and install. Gently, throw the wood on the fire.
