“April Showings Brought May Closings” ☔🏡 🌸

The Metro Atlanta market gave us plenty to work with this spring. Though spring market was probably mid January (when the rates dropped) through Memorial Day weekend, April 2026 alone saw 13,247 new listings hit the market—the highest monthly inventory level since May 2019. More homes on the market means more opportunities for buyers and sellers, and I’m excited to see what the May sales numbers reveal in the coming weeks.

On a personal note, May was a busy one:
• 9 closings this month 🏡🏡🏡🏡🏡🏡🏡🏡🏡
• 3 more scheduled before mid-June 🏡🏡🏡
• An even split between representing sellers and buyers (6 and 6)

My listings across Dunwoody, Sandy Springs, Brookhaven, and Cu***ng averaged 3 offers each, a reminder that well-priced homes that are prepped properly for the market are attracting strong demand.

What’s especially interesting is that inventory in Dunwoody was actually lower than last spring, despite new listings being up city-wide, something many of us felt firsthand on both the listing and buyer side as multiple-offer situations remained common. Most likely as a result, Dunwoody’s average sales price climbed to a record $780,000. 🏆

Meanwhile, Sandy Springs averaged $745,278 in April, below its all-time high of $975,000 reached in June 2025, but let’s see what happens this May and June.

April and May were certainly busy. I look forward to seeing what the summer market has in store! Preview… I currently have a condo in a prime location in Brookhaven and a cute single family home in Decatur for sale. This summer, so far, I’ll have a few listings coming in Marietta, Alpharetta and Vinings, and new construction in Dunwoody coming as well. 🚜

The network is strong. Jennifer and I met around 2021 when she was in the Evening MBA program there, and I came back to give a talk on networking. Jennifer and I kept in touch and when she and her husband Carl started thinking about a move, she reached out!

Yesterday Jennifer and Carl closed on the most gorgeous townhome. They are going to love the space, the screened porch and being in the middle of all the exciting development in John’s Creek!

It has been so wonderful to work with them on the buy side, and now it’s time to list their townhome in Alpharetta! Stay tuned!

Sold! (Off market!)

This search started with a phone call. Their younger daughter was 9th on the waiting list to get into the same school as their older daughter. The odds were not good, but it was also a good time to think about the future, and they were ready for a new home 🏡.

I sent over 1,700 post cards to every home zoned for that school, and had some good responses, but not “the one”. I reached out to all the top agents in the area and one of my favorites reached out one day with an exciting surprise… a house in Redfield…. across the street from the swim + tennis club. This was the dream my clients didn’t even voice to me because they didn’t think it could happen.

Today we closed on this amazing home in Redfield. It will be the house all of their kids go to. They will paint and furnish the home to make it theirs, just as they did to their previous home we closed on 2 weeks ago. Although they were “homeless” for 2 weeks (they had temporary occupancy of their previous home, they just didn’t own it anymore) the timing worked out perfectly! We found the Redfield house, listed their previous home (photos were already taken) and we closed on the previous before the new one. I am THRILLED for this family I have known since our oldest children were babies. I can’t wait to see what they do to make this Redfield home their own! 🏡

The day we first saw this house, my clients knew it was the one. They actually sort of knew before. We looked at other neighborhoods and locations north of Atlanta, but my clients realized they love life in Marietta. Then the perfect house showed up on their search and while we scheduled 5 or 6 showings for that day, they asked to see this one first. Sure enough, they compared every house to this one, but nothing stood up to 2965 Hoyle Farm!

Congratulations to my buyers! I am so excited for your future in this beautiful home.

Under Contract!

Where do I begin?

Ok first, it was an absolutely joy working with my clients, Louise and Paul. One thing I don’t like about having listings in my neighborhood is losing great neighbors.

Second, they did the most wonderful job prepping 1175 BWC for photos and showings. After just 2 days on the market, we had 3 VERY STRONG offers. My clients chose the strongest offer and we had 2 great backup offers.

Then the fun part (sarcasm)… we were set to close on Tuesday and on Monday it was discovered that there was some sort of leak in the front yard of the house. We ruled out the sprinkler system and had the plumber come out on Tuesday evening. The sellers, the buyers, their agent ( , who by the way was the best co-op agent… thank you!) and I decided to sit and watch with a few beverages 🍻, curious where the water was coming from. While digging, they hit the gas line.‼️Do you know what happens when a gas line is punctured? (See last photo/video) the plumbers jumped off the excavator, called 911 and very soon after we had a fire truck 🚒 and Atlanta Gas Company in the cul-de-sac. It was really a party now 🎉. The gas line was fixed around midnight and the water line was fixed the following morning by the county. 😅

Today (Friday), we finally closed! $127,000 over list! The Branches neighborhood is hotter 🔥🔥 than hot 🔥 and this classic brick two story home with a finished basement and a pool now belongs to a very happy couple who is super excited to have a repaired water line, gas line and a new home in The Branches 🌿.

Under Contract!

One sunny Saturday a few weeks ago, my client and I saw 5 really great townhomes. Five! They were all great! She went back to 3 and narrowed it down to 1. Then she left for a magical trip to Sicily… not the best time to go under contract on her first home.

We kept in touch. She had an awesome time. On her second to last day, her #1 pick got an offer from another buyer. We made an offer on her last full day in Sicily, it was accepted and she flew home to the U.S. under contract on her future home! We are now through due diligence and will close in a few weeks.

The other day I said her re-entry after her trip must have been tough, but she said the townhome under contract made it easier! I’m excited that she’s excited!
