Hicks Partners Real Estate

Q1 market update is in—and Atlanta is looking a lot more balanced than the frenzy we saw the last few years.

📉 Median sales price: $436K (down 1% YoY)
🏡 Inventory: up 2% YoY
⏳ Average days on market: 55 days (up 4% YoY)
✅ Closed sales: 8,562 (down 1% YoY)

What does that mean? Buyers have a little more breathing room and options, but well-priced homes are still moving. Sellers can absolutely win in this market—it just takes strategic pricing and strong presentation.

Real estate is hyper-local, and neighborhoods across Atlanta are telling very different stories right now. If you’re curious what this means for your neighborhood (or your buying/selling plans this year), let’s connect.

Congratulations to our seller on the successful sale of this beautiful home tucked away on a quiet, tree-lined street in Buckhead’s coveted Castlewood neighborhood. This 4 bed / 3.5 bath home offered peaceful living with unbeatable proximity to the best of Buckhead. Highlights included a stunning primary suite retreat, multiple living spaces with fireplaces, an updated kitchen, and a private backyard oasis with a brand-new in-ground pool.

On the market less than a week and sold for full price—a fantastic result! So happy for our seller as they close this chapter.
