This market has been funny this year. Buyer's always want to know how long a house has been on the market. They perceive it as a way of gauging how fast they should move on a home. But this year it's been a total FALSE metric. This is the second home this year I have been involved with that has been o the market for nearly 30 days and then BOOM multiple offers.

Now this is very different than the insanity of 2021. We aren't talking 30 offers, $100K over, waiving all contingencies, selling their soul to for a home. We are talking 2-4 offers maybe, a little over and then getting creative vs waiving contingencies and rights.

What this means for buyers - you need to navigate the market with certainty and clarity. Sitting on the fence is not going to work in your favor. And when you do find your self competing, compete with smart negotiation tactics vs just giving it all away.

What this means for sellers - be careful not to get lulled into any certainties. Multiple offers still come with their own issues. Cold feet from a buyer that offered WAY more than they really wanted to offer, appraisal issues and more. Navigate the waters with caution knowing it's not sold till it's sold!
