"How do CAM charges work, and how do you ensure they're accurate and compliant?"
CAM stands for common area maintenance - the shared costs of operating a property, like parking lots, lighting, and landscaping.
Here's how we keep it accurate: we track what falls under CAM throughout the year, total it, and divide it by each tenant's square footage - their pro rata share. Then we compare it to the prior year, and any overage or deficiency is adjusted for the next year. If you've ever had an escrow account on a mortgage, it works a lot like that.
Why it matters: CAM disputes are one of the top reasons commercial tenants lose trust in a landlord and don't renew. Clear, transparent reconciliation isn't just accounting - it's how good tenant relationships are kept.
